April 2012 is proving to be a big improvement from April 2011. It feels like the buyers are coming out to see what there really is in Shell Knob's Table Rock Lake property.

June Market Report For Shell Knob
June sales were a big improvement this year over 2009, for the Shell Knob, Mo area, in fact they were doubled. The average sale price for the 10 homes sold was $258,425. This was $100,000 more than the previous June.
There are 13 more sales pending, but not closed yet.
Year to date, we have 33 closed sales on the books, which is a 57% improvement on last year's figures.
Average days on the market remained close with 82 days listed.

There was an average sale price in Shell Knob, MO of $203,500 for the 4 sales closed in May, 2010. This brings Year To Date sales up to 23 - a big improvement over 2009 sales in the same period last year.
The average days on the market this year are close to the days in 2009 - 128 days to sell and close - approximately 4 months.
Tri-Lakes Realtors remains the top company in the Tri-Lakes Multiple Listing Board, with 15% of the Board's listed sales.

Are bonus's bribes?
Are you seeing more listings offering a Selling Bonus? It is showing up on a frequent basis in the Shell Knob/Tri-Lakes MLS. There are not only more sellers offering a bonus, but the amount of the bonus appears to be increasing.
In times past a $1,000 - $5,000 bonus in Shell Knob would be normal, but in today's tight market, $10,000 - $15,000 can be found. Does a bonus really sell a home faster? Will an agent steer a buyer to that property, versus showing a house of equal benefits only offering … (4 comments)

How do you feel about herding cats?If you've ever been a cat owner, you know that herding cats is about impossible. Unlike our faithful canine companions, even here in Shell Knob, MO, felines do not train well. They don't come when called (unless it is chow time). They don't sit or stay on command. They are independent creatures. I loved that commercial last spring where it showed cowboys herding hundreds of cats! Sure they did!

Much has been said lately about appraisers - most of it not good. Many pointed a finger at them for allowing the over-inflation of homes, which led to the current housing problems and even (some say) the recession. Be that as it may, they are human - I was married to one once - and are now trying to cope with new rules and regulations.
The next concern is if the property will appraise to the sale price. We haven't had too many problems there, as Shell Knob did not see a huge inflation in prices as Florida or California … (0 comments)

TREND UNDER $300,000Home Sales struggle in SW Missouri this year.
For the first five months of 2009 (January thru May) there was a 62% drop in sales from the same time period in 2008. There have been 12 sales closed this year, compared to 32 sales the previous year.The average sale price 1/1/09 - 6/1/09 was $143,792. This same time span in 2008 had an average of $162,684. All sales were under $300,000. The high sale was $275,000, with average days on the market at 113.

Bail-outs, Layoffs, Store Closings, Unemployment, Bankruptcy, Recession, Depression - Gloom and Doom are everywhere. TV, Radio, Newspapers and Magazines are all harking the bad news.
What would happen if we decide not to participate? Unemployment is close to 8%, but that means 92% of the population IS employed, right?

November is officially the start of the 'Off Season' for real estate sales around Table Rock Lake, which makes it a great time for buyers to be shopping for a lake home.There were four price reductions on today's multiple listing report, reflecting current market conditions. A small cottage came down $10,000 in price. The biggest drop was on a luxury home, which was reduced by $110,000. Two more homes reduced the asking price by $46,000 and $44,000.

CALL ME THE LOT LADY
When I first started my real estate career, I only thought about selling houses. That's what real estate was all about to me. I sold a drug store once, but found myself more drawn to the Burbs and new subdivisions. It was fun being able to find the perfect home for a family.
Fast forward a few years and a move to the Ozarks. Shell Knob is almost rural, and yet being spread out around this portion of Table Rock Lake, it tends to be recreational.
