No question the real estate market is different from a year ago! Also no question that the market will be different 30-90 days from now. So what to do to stay ahead, profitable  and relevant?
Doesn't sound like a lot of fun but the term "Back To Basics" comes to mind!

marketing homes: Final Occupancy to Closed and Move In 4 Days - 11/01/21 03:55 PM
Last summer a builder I had worked with in the past wanted to do some more homes if I would list them. Naturally I agreed. In the past we had done about 15 homes and it felt good to get started again! All his homes and this one too have been specs and all have sold before the Certificate of Occupancy was issued and this one did too!.
 
The hard thing this time is prices for OSB and other products went crazy shortly after the foundation stage. The change in OSB alone added $25,000 to construction costs. But we got through. We … (2 comments)

This weekend the "Wenatchee World" had an excellent editorial that captured the underlying problem with our otherwise hot real estate market. About 35% of our buyers are from out of town. Wenatchee also has a growing population of professional and affluent home buyers. However we are still an Agricultural community and as a result not everyone is in the$400K+ price range. In fact the homes available below 200K (as I write this there are 10) which are reachable by many of our citizens are drying up.
