orland park real estate: Falling on Google - 09/07/13 04:05 AM
I wrote another blog about how I can't compete any longer on the search engines.  Consider this, in 2007 around $8,000,000 to $9,000,000 out of the $12,000,000 in total sales I did that year came from my website.  I've never been able to match that, especially since the real estate bubble burst, but for the first time since I've had a real estate website I'm wondering if the little local sites will be relevant any longer.

About 4 or 5 years ago I created a hyper-local website for Orland Park real estate but I let it go - in fact, I shut down the blog/site and redirected the domain name to the Orland Park page on my main website.  I wish I hadn't done that!

My websites were usually in #1 Google position when searching for the keywords I was optimizing, such as Orland Park real estate.  I was able to impress sellers at listing appointments by using those keywords to do a real-time Google search at their property.  I can no longer pull this one off.
Now the first organic search results are Trulia, Homes.com & Realtor.com followed by the local listings and then either Zillow or me (once in a while another site will show up).  These are sites that I constantly work on, send anchor text links to and add content to on … (12 comments)

If I could have the perfect website, there would be a much larger list than just 3 things.  But to keep with the Active Rain challenge, the most important 3 things I would want in a website are:
1.  I must be able to change anything

The following data shows market trends for single family Orland Park homes from 12/1/2011 through 2/29/2012.

It's easy to see that there are more listings coming on the market as we get closer to our more active spring and summer markets.

January took a nosedive with the amount of homes that actually sold.  Thankfully, that trend shot back up in February.

I had a buyer lead looking for Orland Park real estate in the $350,000 price range.  They were pre-qualified, had registered on my website and had communicated with me.  I set them up with an automated MLS search.
After the news of the IL State Income Tax rate rising from 3% to 5%, he sent me an e-mail stating that he would no longer need my services as he was now going to look in Indiana instead.  Thankfully, I have an AR referral agent team in Indiana that I was able to refer him to.

The following chart shows single family Orland Park homes activity for the past year.  The last time I showed Orland Park real estate sales stats I had a lively "discussion" with an Orland Park home owner that did not believe the data.  These charts are produced by a company called Market Dynamics and the data comes from our local multiple listing service.  This shows a picture of Orland Park single family homes for sale, under contract and those that sold and closed for 2010.

The chart below shows the data relating to supply and demand throughout the past 12 months for Orland Park homes.

In today's slow Buyer's Market, it is interesting to see how many Orland Park homes for sale under $200,000 exist on any given day.  If you click the link you'll see that as of today, there are currently 7 Orland Park homes for sale available now priced $100,000-$200,000!  There is a search already created for under $100,000 but there's not usually anything available in that price range.

It's interesting how many people do not understand our current market in this recession.  When updating my Orland Park home sellers I send them an updated version of the following Orland Park Real Estate Supply and Demand Chart.  This particular chart is for Orland Park homes for sale for the past six months.

Seeing data like this really makes your jaw drop.  Look at the large amount of inventory compared to homes under contract and homes that have sold and closed.  This shows why it is so important to price your Orland Park home properly.
