mount juliet: Is your agent using social media to sell your house? - 11/01/11 09:44 AM

Use social media to sell your house!

We are in the age of social media.  Over 800 million people use facebook.  Not to mention Twitter, Linked In, you tube and dozens of others.  Retailers and manufacturers are using social media to advertise and sell their product, so why not use it to sell your house?

If your Realtor is not using websites like facebook and twitter to advertise your house and their business, you may want to think twice about using that agent.  Social media is used by every demographic, from teenagers … (2 comments)

mount juliet: What a great time to buy! - 08/16/11 04:07 AM
Mortgage interest rates from some lenders in Tennessee dropped below 4% for a 30 year loan in the past week!  What a great time to buy!
Current interest rates are at the lowest they have been in the past 20 years.  Looking back at the rates during that time period, you can see that ten years ago, buyers would have paid approximately 7% on their 30 year fixed rate loan.
If you look back even farther, buyers in 1991 paid a whopping 9.25% on average.  And, don't even ask the baby boomer generation what they paid when they bought their first … (1 comments)

mount juliet: Who will be buying houses? - 07/11/11 05:47 AM

Who is going to be buying houses and making the market turn upward?

Young adults, that’s who.  UBS Securities LLC’s Maury Harris and HIS Global Insight’s Patrick Newport predict between 750,000 and 1 million new households will be created in 2011.  The new household rate has stood at 357,000, making it the lowest on record.

More and more young adults are expected to leave the nest, so to speak, and start buying.  The down turn in the economy has forced many young adults to stay at home longer than expected or return to the family … (1 comments)

mount juliet: Unexpected help at an open house. - 06/05/11 04:09 PM
At an open house I was holding, one set of buyers spent quite a few minutes out on the back deck enjoying the privacy of the back of the property.  As I stepped outside to talk to them about how quiet and relaxing the view was and how you could sit out there and enjoy mother nature, two bunnies scampered through the yard.  I couldn't help but smile at the unexpected help.  The only thing better might have been a rainbow with a pot of gold at the end...that would have sold the house for sure!

mount juliet: Ever dread doing an open house? - 06/05/11 03:36 PM
While doing open houses are not part of our typical marketing plan, they do work sometimes.  Today was a rainy, stormy day In Mt. Juliet, and we did not expect many people to come through the open house.  However, we did get some visitors.  Plus we acquired new contacts and possibly a new buyer and a new seller.

Yes, holding an open house can be a waste of time, but it can also be time well spent.  Its usually a good business-building tactic for new agents, because where else can you get people interested in real estate to come to … (6 comments)

Ways to keep your home safe while you are out of town

It is easy to believe that since you live in a nice, safe community, your home will be safe when you have to go out of town.  The reality is that any house, no matter its location, can be a target for crime.  Here are a few tips that will help you have a little more peace of mind while you are away:

Put a hold on your mail.  Ask someone to pick up your newspapers.  Mail piling up is a sure sign that no one is … (4 comments)

mount juliet: A neighborhood with a picturesque drive welcomes you home - 05/04/11 06:45 AM
Few neighborhoods in the Mt. Julietarea have the added benefit of an entranceway lined with Bradford pear trees spaced every few feet alongside dense greenery.  As soon as you turn from Lebanon Rd. into the neighborhood, you realize that there is not a home in sight.  All you can see is tree after tree.  If you are lucky, you are driving down this road on a sunny March day where the trees are covered with white blooms, a welcome sign of Spring.  Continuing down the road, the neighborhood sprawls out in front of you, and you are greeted by a pond … (0 comments)

Opry Mills will be back!

During a news conference, representatives from Opry Mills revealed that the mall will be set to reopen in the Spring of 2012.  The popular Nashville shopping center has been closed since the May 2010 flood, with only Bass Pro Shops opening so far.

There have been lots of rumors about which retailers will return once the mall is reopened.  Representatives have commented that some new stores will be added including Calvin Klein outlet, Coach, Under Armour and White House Black Market.

mount juliet: How to make your house look like "that" house - 04/06/11 07:45 AM
Ever drive through your neighborhood and wish your house looked like “that” house?  You know, the one with the perfectly manicured lawn, gardens full of blooming flowers and no visible reason to think the owners have postponed any maintenance what-so-ever.

Here are a few tips to make your house become “that” house in less than a weekend.

Grab a broom and sweep the front porch and wipe away things like cobwebs. Pull weeds and add fresh mulch to garden areas. Buy 1 or 2 pretty pots and add colorful annuals.  Then set by the front door or at … (0 comments)

mount juliet: Homeowners: ways to be happy its TAX TIME! - 04/04/11 10:31 AM

Tax time is here!  While that statement can bring about anxiety and frustration, there are a few things that can make you smile this time of year.  I’m not just talking about the flowers blooming in the warm Spring air; although taking a moment to smell the roses could reduce the stress a little!  I’m talking about how awesome it feels to deduct things from your taxes.

Homeowners are allowed to deduct mortgage interest and property taxes if they itemize.  If you paid points to get a better rate on your loan, that is also deductible in the year … (0 comments)

mount juliet: Ava's Run brings the Mt. Juliet community together - 03/31/11 02:26 AM

Mt. Juliet is a community full of heart.  In the past year Mt. Juliet has lost two young girls (Savannah Swandal from cancer and Ava Bright from complications after tonsil surgery), causing our community to unite and try to lift up the families of these girls.  Seas of bright green ribbons covered houses, cars and mailboxes; and people everywhere wore lime green.  Everyone did this in the hopes that Savannah’s family would feel supported.

This Saturday, April 2nd, another Mt. Juliet family will honor the memory of their daughter, Avalyn Shaye Bright, with Ava’s Run for a Reason at … (0 comments)

mount juliet: Its YOUR home, you may know exactly how to market it... - 03/24/11 07:29 AM

MARKETING YOUR HOME
While you may not have a degree in Marketing, or really even know very much about how to market a house for sale, you know EXACTLY why you bought your home.  Those reasons may be the very same reasons a buyer would want to buy your home.
It is a Realtor’s job to know the community they work in and the real estate market in their area, but only you know all the little interesting tidbits about your house and what it is like to live there.  SHARE THESE THINGS WITH YOUR REALTOR.  They could possibly … (0 comments)

When your home is on the market, you may not always have hours to spare before a showing.  Here are a few sneaky tips that will help you get your home showing-ready in just minutes:

Pick up any dirty laundry.  You can always hide laundry in the washer or dryer if you are short in time. Keep one cabinet in your kitchen empty at all times so you can quickly toss counter top clutter in and shut the door. Grab a laundry basket and fill it … (1 comments)

mount juliet: Ways we can all save money on gas - 03/08/11 10:28 AM
Gas prices are soaring all over the country.  Here are a few tips people I know use:
In the Mt. Juliet, TN area you can use the Kroger gas pumps.  The Kroger Plus card allows you to get up to 10 cents per gallon off just for spending money on groceries.  If you are a member of wholesale clubs like Sam's and Costco, check into their gas prices.  Sometimes they offer discounts to members. Check out gas price comparison websites before its time to fill up. Make sure your tires are properly inflated. Make sure your air filter is clean. Check … (0 comments)

mount juliet: What in the world is a Short Sale? - 03/07/11 10:54 AM
What in the world is a SHORT SALE?
The easiest definition of a short sale is when a homeowner owes more money on a property than the home can be sold for in today's market.  This situation arises when a homeowner decides they can no longer afford to make payments, but want to avoid foreclosure.  One thing to remember is that a short sale is a mutual concept; both the homeowner and the mortgage company have to be in agreement about the situation.

When a homeowner is facing a difficult financial situation involving their home, foreclosure does not always have to … (0 comments)
