La Cañada Flintridge continues to have the lowest Market Activity Index of the areas I monitor.  Important points this month:  A big increase in new pending listings and a drop in the Months of Inventory from 8.9 to 6.9 months.  Interest rates are forecast to increase by as much as a half point so now would be a great time to lock your rate.

The Market Index's third monthly increase to 0.20, up from 0.17 last month.  A year ago the index was at 0.19, so we can see the effect the shift in the financial markets.

It's HOTTER in La Canada Flintridge Than Most Markets!
I talk with quite a few REALTORS and am always amused when they talk about "the market".  My experience is that they usually use words such as "soft", "slow", and "shifting", but rarely do they have any facts to support their opinions.  Or they say "because of the great schools here the market is always good".  Really?  Let's look at the FACTS:

La Canada has phenomenal schools, one of the main reasons that buyers stretch to buy in La Canada Flintridge.  One thought is that buying a home in La Canada is about the same is about the same price as living in Pasadena and pay for private school for your children.  It will be interesting to see if that idea prevails.
 As spring market peaks in May, we had 38 new listings hit the market, with 29 properties changing to PENDING  status, or a whopping 75% pending rate, which is the highest rate of the 25 markets I track.  What do the buyers … (0 comments)

La Canada is a very special place for those of us that live here.  However, buyers from outside the area are confused.  Why do the prices vary so much from one city to another?  One client said, "La Canada is not a pretty place, compared to Montrose."   Don't shoot me, I'm only the messenger.

I realize that some may be surprised, but broker caravan is really valuable for me.  Of all the listings coming on the market this week, guess how many were pitched at caravan today?  Almost all of them.  So today we had 51 listings, some were "re-caravans" with price reductions of at least 5%, but most were new.
So how do you decide which listings to see?  My record is 16 listings in one caravan.  First, if I have a client that has a need that matches the listings, second if it's a property I haven't seen before, third obviously is if … (0 comments)
