buyers market: Sonoma, CA Average Sales Price and Number of Homes Sold (chart) 2001 - Present - 12/07/08 04:04 AM
As you will see in the chart below the average sales price in the beautiful wine country town of Sonoma has varied widely from month to month depending on what homes sold that month.  Lately, the average price has leveled off as the majority of homes that are selling are the distress sales.

Thankfully the distressed properties are finally selling as that is what is propping up sales at the moment.  There are many good deals to be had right now.  If you are interested in learning more don't hesitate to contact me.

As of December 6, 2008 only 20% of available listings in Marin County are in escrow.
For the month of November 2008 only 133 homes sold in Marin County, 42 of which were distress sales.  That's right, you can even find a bargain or two in Marin County. 
The average final selling price of these homes was $797,795 - which is about the same as it was this time in 2002.
The range of final selling prices was from a low of $140,000 to a high of $3,050,000.

The chart below shows that the average sales price for the beautiful Northern California Wine Country town of Sonoma varies widely from month to month depending on, of course, if higher priced or more moderately priced homes have sold in any given month.  The volume for January 2008 was the same as for December and January of 2007.  Overall, down, with great deals to be had for the smart buyers who are making the best of this slow market.

buyers market: Marin County Real Estate Market Conditions Update ~ January 2008 - 02/03/08 03:39 AM
Normally I am not able to drill down to the level that I am this month, because our MLS only allows 100 properties in their reporting capabilities.  From 2002 through 2005, Marin County was averaging well over 300 home sales per month.  In 2001, 2006 and 2007, Marin County was averaging over 200 homes sales per month.  As of yesterday, only 94 homes were reported sold in Marin County in January 2008, enabling me to provide a more detailed report than I usually am.  Hopefully, this is just because it's winter and cold and rainy (although today, Super Bowl Sunday, is quite lovely … (0 comments)
