Normally I am not able to drill down to the level that I am this month, because our MLS only allows 100 properties in their reporting capabilities. From 2002 through 2005, Marin County was averaging well over 300 home sales per month. In 2001, 2006 and 2007, Marin County was averaging over 200 homes sales per month. As of yesterday, only 94 homes were reported sold in Marin County in January 2008, enabling me to provide a more detailed report than I usually am. Hopefully, this is just because it's winter and cold and rainy (although today, Super Bowl Sunday, is quite lovely out).
On with the report...
As of February 2, 2008 only 17% of available listings in Marin County are in escrow.
For the month of January 2008 only 94 homes sold in Marin County, for an average final selling price of $1,355,538.
The average original asking price of these homes was $1,482,836.
It took these homes an average of 93 days to sell.
Of the 94 homes that sold, 8 sold at their original asking price and 4 sold over.
