As you can see in the charts below 2011 (the bright red line) is just slightly better than 2004 in terms of average sales price of homes in Marin County.
The volume, the number of homes selling is about on par with 2010 which was much better than 2009 (the bottom of the Marin County market) and 2008.

As of July 6, 2011 27% of available listings in Marin County are in escrow.
For the month of June 2011 an encouraging 277 homes sold in Marin County for an average final selling price of $912,089.
The average original asking price of these homes was $977,487.
The range of final selling prices was from a low of $70,000 to a high of $4,023,000.
Of the 277 homes that sold 20 sold at their original asking prices and 43 sold for more than their original asking prices.
It took these homes an average of 93 days to sell.  Not bad.

The Bay Area, and Marin County in particular, is a great place to live.  Natural beauty, fabulous climate, interesting people and lots of different fun things to do.
For example, there is always something going on at 19 Broadway, Peri's, Café Amsterdam and The Sleeping Lady in Fairfax, as well as George's in San Rafael and Rancho Nicasio in Nicasio.  But if live music isn't your thing, here is a sampling of plenty of other things to keep you entertained:

The bright red line in the charts below shows the activity thus far for 2011.  As you can see the average sales price is slightly above 2009 and 2010 and the number of homes selling is well above 2008, 2009 and 2010.  So, things are definitely trending in a much more palatable direction.

As of May 6, 2011 29% of available listings in Marvelous Marin County are in escrow.
For the month of April 2011 191 homes (56, or 29%, of which were distress sales) sold, for an average final selling price of $863,208.
The average original asking price of these homes was $949,668.
The range of final selling prices was from a low of $120,000 to a high of $4,650,000.
Of the 191 homes that sold 14 sold at their original asking prices and 29 sold over their original asking prices.
It took these homes an average of 108 days to sell.

As of April 8, 2011 30% of available listings in Marvelous Marin County are in escrow.
For the month of March 2011 an encouraging 221 homes (63 of which were distress sales) sold in Marin County for an average final selling price of $928,396.
The average original asking price of these homes was $1,036,250.  (Homes for this month were selling at 89.59% of the original asking price.)
The range of final selling prices was from a low of $99,100 (a condo in Novato) to a high of $5,725,000 (an estate in Kentfield).

You can barely see in the charts below that the number of homes selling in Marvelous Marin County is up from 2008, 2009 and 2010.  The average sales price, which you can also barely see (2011 is the bright red line in both charts) is up slightly from 2009 but down slightly from 2010.  I am happy to see the volume up.  People are showing more confidence in the market.  I'll be curious to see what March looks like...  stay tuned.

For the month of February 2011 149 homes sold in Marin County for an average final selling price of $751,977.
The average original asking price of these homes was $882,540.
The range of final selling prices was from a low of $150,000 to a high of $6,215,000.

As of February 12, 2011 30% of available listings in Marvelous Marin County are in escrow.  Not very impressive given that inventory is really low.
For the month of January 2011 only 133 homes sold in Marin County for an average final selling price of $661,386!  I don't remember the last time the average selling price in Marin County was this low.  (Hello Buyers!  We want YOU in Marin County!)
The average original asking price of these homes was $746,258, so you can see that sellers are making deals!

Normally I provide detailed market reports each month in addtion to these charts.  However, this month, my schedule only allows for the charts.  As you can see in the charts, both prices and volume in Marin County are pretty flat.
Sellers that are pricing their homes realistically are the people that are seeing successful closing of escrows.  Buyers want VALUE.  Realistic pricing and expectations are key.
