Okaloosa County - April Sales Trends Report
Okaloosa County has approximately 181,000 people living in 930.25 square miles of space.  Towns include Fort Walton Beach, Destin, Crestview, Bluewater Bay, Niceville, Valparaiso, Mary Esther, Eglin AFB, and Hurlburt Field.
There were 273 homes sold in the month of April in Okaloosa County.  For the year it is up slightly by 2.88%.
There were 112 condos and townhomes sold in the month of April.  For the year this number is up 19.44%.

More good news along the Panhandle.

Okaloosa covers cities like Ft. Walton Beach, Crestview, Niceville, and Destin, FL.
In the month of December Total Single Family Home sales were up 16.83% over December 2011.  For the year, Home Sales were up by 20,56% for the year.  To top this news, NEW HOME SALES were up 41.48% for the year and this is great news for our local economy.  Home building and related services feed the employment numbers in the County.

Inventory is dropping. . . Buyers did you hear that?  Not too late, but getting better for sellers as we move this inventory out of the way.
Okaloosa Single Family Home Sales for the Month of October were up almost 16% and for the year we are up 20% in this category alone.
Condos and Townhomes were up 8.75% for the month and up 43% for the year.  Wow, condos are selling again.  Cash buyers seem to have come out of the woodwork and are back.  No oil in these waters, except suntan oil.

These statistics include information recorded in the Emerald Coast Association of Realtors (ECAR)MLS system by ECAR MLS participants and subscribers, and do not include information entered by other Associations or "for sale by owner" properties. The ECAR coverage area is primarily Okaloosa and Walton counties, but may also include parts of Escambia, Santa Rosa and Bay counties. Sales information is based on existing homes only; new construction is not included.

This report covers all of Okaloosa County.  Okaloosa County is home to cities like Destin, Ft. Walton Beach, Crestview, and Niceville and surrounding areas.  It is a market filled with military men and women stationed at either Eglin or Hurlburt Field operations.
For the month of July there were 305 Total Single Family Homes sold.  This was an increase of 22.49% over last July.  For the year-to-date figure, Okaloosa County is up 17.70% overall.
Condo sales have taken off again as well and there were 99 condos that sold in the month of July.  This compares to only 55 last July.  … (1 comments)

Residential lot sales were up 138.46% over same year-to-date period as compared to 2010.
Total sales are up in Okaloosa County by 37.87% in all categories

Total Single Family Homes were up 35.88% over Janaury of 2010.
There were 178 homes that closed in January 2011 compared to 131 in January of 2010 in Okaloosa County.
Condos and Townhomes were up 41.38% over January of 2010.
There were 82 condos and townhomes that closed in the month of January compared to 58 in January of 2010.
Residential Lots
Lots were up 121% over January of 2010.
There were 93 lots that closed compared to only 42 in January of 2010.

Okaloosa County which is more than just Destin includes the following cities:  Ft. Walton Beach, Destin, Crestview, Bluewater Bay, Niceville, Valparaiso, Mary Esther, Eglin AFB, and Hurlburt Field.
Total Single Family Homes that sold in December 2010 were 206 compared to 254 in December of 2009.
However, year to date there were 2,671 homes that sold compared to 2,605 homes that sold in 2009.
This is an increase of 2.53% and good news for the local market.
