The subdivision has 170 homes.  The homes all have two nicely sized bedrooms, and they all come with attached one car garages.  The upgrades vary greatly from unit to unit, and some homes are located in preferred areas...

I just read a post by a local Chicago agent Chuck Heaver.  In it, he voiced some of the challenges facing home sellers in todays market...
He finished his post with a question:  "Any thoughts/tips to motivate people to move?"
My answer is simple.  You stop trying...
Look, I know many Realtors pride themselves on their sales skills.  But...
Moving is a personal decision.  A big decision.  A decision that should not be taken lightly.
The last thing someone needs is a Realtor trying to "motivate" them to move...
I just don't think it works.  It meets with resistance.
Be available.  Be helpful.  Be a source of information...
Be the agent a client can trust.
Market harder.  Motivate less.

I currently am working on a few deals as the buyer's agent.
I find it interesting when the listing agent I am negotiating with finds the need to tell me how great their home is.  Afterall, I know what the house is like.  I was just in it...
And I am not buying it anyway.
I don't care what the seller paid, the improvements they did, how great the neighborhood is, the schools, the comps or whatever else the other agent feels is so important.
Because none of that matters...
A house is worth only what a buyer is willing to pay for it...
