This one must come up 1 of every 4 listing consultations that I perform in the Cedar Rapids area. And I know that I am not alone, because if I search for the terms, "as is" in our local MLS, it comes up 103 times out of 2233 active listings, or about 5%, in our Cedar Rapids MLS. Most of these "as is" properties are also estates, meaning that the owners have passed and the executor is in charge of selling the property. At certain times of the year, and in certain price ranges, and in certain neighborhoods in my city of Cedar Rapids, open houses can be a great way to both showcase a home that is listed for sale AND a way to attract buyers to you as an agent. All over the country, there are THOUSANDS of agents having houses open to the public on Saturday and Sunday afternoons. It is not without peril, there are safety concerns to think about, timing is very important, marketing and signs, and a lot of preparation. Whether you are relocating from another state or you are moving within the market area, there is always some adjustments to be made! My focus is on the well-being and safety of your family. A house is very important, but making the Cedar Rapids area your home takes a little more effort. My clients call me long after the closing for advice on a veternarian for their new puppy or the best daycares in the area. Meeting new people is always fun for me and I love my job! Call me if you would like to know what your home is worth in the current market or if you think that you might want to move up to another home somewhere else. We will miss you, but I will happy to get you on your way to your next adventure as quickly as possible!
