Not unexpectedly given the time of year, the real estate market in the South Bay was definitely on the slow side. Home sales were down in most South Bay and Beach Cities with people shifting their focus to the holidays. What a month it was for home prices in the coastal community of Hermosa Beach CA. The average price of the homes that sold in Hermosa Beach in May topped $3,000,000. What a month it was with the average price at $3,034,211 to be exact. There were 19 homes that closed escrow during the month and it didn't hurt that one of them sold at $8,500,000. That home was beachfront on the Hermosa Beach Strand and definitely pushed up the average sold price. There was also a $6,000,000 home sale as well in the Hermosa Valley section. There just seems to be no end in sight to the super hot South Bay real estate market January 2022 was a much slower month for the number of homes that sold in most South Bay cities which was not a surprise given that December is always slower for escrows and there has been a record low inventory of homes for sale. The number of homes that sold in April was certainly down significantly from the prior year but homes were selling at an impressive median price of $1,876,000. Hermosa Beach has long been one of the more sought after coastal communities with demand for homes in the small beach community always high. Recent market conditions have created an even greater demand as inventory of active home listings has continued to decline while the few homes available quickly go into escrow. The 31 homes in escrow or "pending" in June of 2013 is the highest number since 2007 and is helping drive prices up as demand continues to soar.
