I love watching the news... but when they talk about the real estate market, I cringe. I like to hear the national numbers, but I also know that they are just a framework for a smaller discussion. Yep... a smaller discussion.
It matters what the overall market is doing, but it's not nearly as important as what is happening in your neighborhood. It matters what is happening in Georgia, and the Atlanta Metro market, but not nearly as much as what is happening in your specific city. In 2009, sales for December jumped between November and December (166 to 175).  For 2010, December sales jumped to 176 from 153 in November.

Effective on March 1st, the issue between Gwinnett and 15 of its cities has been upgraded by the State of Georgia.  The 15 cities and Gwinnett are now listed with the state as No Longer Qualified Local Governments.
The cities are: Auburn , Berkeley Lake, Buford, Dacula, Duluth, Grayson, Lawrenceville, Lilburn, Loganville, Norcross, Rest Haven, Snellville, Sugar Hill, Suwanee and Braselton.

There is a national insurance company that has an ad running in at least several states that begins...
Attention Drivers Statewide...
They want to tap into that "local" feeling by inferring that they are only talking to people in one state.  At the same time, they weren't so interested in talking to drivers in just one state that they limited the ad to one state...

The real estate market for Gwinnett County is in a state of flux.  There are wide variations between different location throughout the county, as well as different price strata.  There are a few themes that are readily apparent, but some locations and price ranges are standouts (good or bad)... 
Some quick county-wide numbers...

Image by  lane.bailey via Flickr There are still some new home developments going up around Gwinnett County, GA.  Even though we keep hearing on the TV and radio that new construction has all but stalled, it hasn’t completely stopped.
And, December is traditionally the slowest month of the year for homes to go under contract (January is the slowest for closings…).  So, there are a number of builders that are offering incentives for buyers during this time of year.

Lawrenceville is the largest city in Gwinnett County, GA (pop. 29528 inside the city limits in July, 2008).  And it is the second oldest in the Atlanta Metro area, created by Charter by the the Georgia General Assembly in December 1821. 
It is named after Commodore James Lawrence, Commander of the Frigate Chesapeake during the War of 1812.  He is best knownhis dying command, "Don't give up the ship."  He never lived in the area of Lawrenceville, though.

Gwinnett County Public Schools are undergoing a redistricting plan due to growth in the county.  The new plan is expected to begin with the 2010 school year.  It was announced on October 2nd, 2009.  There are several dates to keep in mind:
November 4, Deadline for completion of boundary input forms. November 13, 2009-- Boundary committee completes review and submits recommendations. The crew was out in Sugar Hill last evening visiting with some out of town family when the skies became angry... Lightning flashed. Thunder rolled. Rain fell. Hail pelted.  Severe thunderstorms rolled through much of the Atlanta area this evening. Luckily, we all escaped damage, but it was quite a show as the clouds roiled in the sky and winds blew in different directions.

I just got an email about 5 properties that are brand new and are part of a bank foreclosure sale.  One of the most dangerous parts of buying a foreclosed home is that they are often suffering from "deferred maintenance."  Since these are brand new, they shouldn't have as many possible issues. 
What most people would immediately jump to is that the homes are pretty heavily discounted. 
Was $285,985, Now $219,900 Was $279,900, Now $199,900 Was $275,980, Now $219,900 Was $277,780, Now $219,900 Was $258,900, Now $209,900 So, there could be some good deals here.
