advertising: Bargain prices for Google adwords PPC - 11/16/07 12:14 PM
At about $0.85, yesterday's average cost per click (visitor) for Google Adwords was the lowest I've ever seen.  Usually the national average (from our perspective) is around $1.65 per click.  Looks like Google may be feeling effects of the mortgage and real estate industry woes. 
If you've ever considered search engine "Pay-Per-Click" (PPC) advertising, now may be the best opportunity for you.  Just make sure to not get wrapped up in the bidding war for top position.  Set and stick with a modest budget, letting the top bidders expend their resources first.  There will still be online buyers available when the cost … (5 comments)

I just completed a blog entry regarding the progress of results that we're delivering from the nwRealty Network and was wondering if anyone is getting results from the AR Referrals system.  I gave it a try when it first launched without many bites from agents and brokers in Washington State.  Is anyone using the system realizing anything in the way of referral fees?
Regarding Homegain (hated by some & loved by others) ... I found that they offer $15 per lead that they in turn sell to their customers.  This prompts me to ask "How much are Homegain customers paying?"  $15 seems like … (8 comments)

advertising: 50,000 Points For A Lifelong Newbie - 10/08/07 06:23 AM
Last week my AR score eeked over the 50,000 benchmark and I recall other bloggers asking "am I still a newbie?" when they reached similar hurdles.  One of the few things consistent in life is change ... so long before I was a Blogger, I committed myself to lifelong learning.  I try to keep an open mind and remember that I am always a Newbie (but I do forget sometimes).

Now may be the time to start your Internet "Pay-Per-Click" (PPC) marketing campaign.  It appears that Google and Yahoo are now feeling the national slump in the real estate market.  I suspect that many advertisers have totally withdrawn from this form of advertising.
Over the last few weeks I've observed the average cost per click waffling very dramatically.  This weekend's overall prices are about 40% less than the average for the month of September.  This just doesn't add up because the numbers of on-line Buyers are holding steady ... traffic for the sites we monitor are down no more than 5% and … (9 comments)

advertising: Are you "Selling the Sizzle" or "Selling Substance" - 08/31/07 05:13 AM
I'm noticing more and more REALTORS and agent licensees make what sound like some rather fantastic advertising claims in efforts to acquire more listings.  But it doesn't take much to see through their shimmering vale of disctraction and discern the truth that their "special guarantee" lacks substance and provides no real benefit to the Seller.  Granted, it makes the phone ring and helps get the listing appointment ... but I expect it simultaneously elevates the Seller's expectations beyond what a listing agent can deliver. 
Remember ... overall the public already perceives us as "near used car salespeople" and we're the only ones that can change this perception.  … (2 comments)

If a web site is part of your personal promotion, sooner or later you should plan a monthly budget for Google "Pay-Per-Click" advertising (aka Google Adwords or PPC).  When that day comes you will face decisions of how much you're willing to spend to acquire one visitor.
In Seattle Metro areas like Bellevue, Tacoma, Everett, Gig Harbor, etc., the price commonly exceeds $3.50 per click.  Last night through this morning was one of those rare magic periods when the allocated budgets of high bidding real estate advertisers (nationwide) was depleted and the cost dropped to about $2 per click.  This only happens a few times each month and only … (4 comments)

We're a licensed brokerage, a NWMLS member and NAR member that provide internet advertising and online personal promotion services to other licensees in Washington State.  So, to avoid any conflict of interest with our customers we don't engage in real estate services to the public.
An ongoing task is development of online programs that effectively generate the leads that our subscribing agents want.  Not just any ole lead, but a lead with a better than average chance of conversion into a commission check for someone.  And therein lies the rub...

advertising: Zillow EZ Ads - 07/06/07 12:59 PM
Zillow's offer of 1000 ad impressions for $10 ($0.01 each) seemed worth a try so I signed up and targeted Ocean Shores, WA.  The ad just finished running after one week and only delivered 2 visits to our site at http://www.nwrealty.com/ for what pencils out at $5 each.
Pay per click ads on Google and Yahoo have a much better return on investment, even in the ultra competitive Seattle market which is notorious for advertiser bidding wars.  I'm trying to think of a situation where the consistent exposure has value better than an ad buy somewhere else ... but no luck.
