Top Ten Washington Counties ...Buyers made an unexpected showing for the Whidbey Island and Skagit Valley market areas of North Puget Sound, surpassing the more densly populated and higher demand Seattle Metro areas.

After six months Google has finally released the update of its "Page Rank (PR)" data.  This is but one factor used to determine your website's position in search engine results.  Since starting this blog in July of this year I've monitored numerous indicators of direct value to our Washington real estate website.  I view this release of PR data more as a report card of how my blog building efforts have progressed.

We're adding new Washington agents and brokers to our network and increasing the number of feature real estate listings from about 300 to just over 500 listings.  We're still in the beta testing stage and not yet storing results in our database.  The list below represents real estate activity for the last two weeks and indicates markets where we have a surplus of exposure ... although it is influenced by the number of current buyers looking on-line for real estate information.

Linda Futral quoted an NAR report this morning that included - REALTORS® received "four inquires from their Web site accounting for about three percent  of their business". 
This prompts me to ask "What results (value) are you realizing from your real estate web site?"
Does your site account for more or less than 3% of your business? Are you using your site as a tool in your CMA presentations to get listings? Do you refer Buyers to your site and work with them on-line? (Buyer procured by other than your web site) Do you use your site to communicate with past clients?  Do you mention your site in your … (16 comments)

As a matter of routine, I compose a press release for every new member of our real estate network.  Just like blogging, this takes time and discipline. 
If you recall, the standard format for a press release include sections about the respective parties in the announcement.   I was quite frustrated that I couldn't find profiles anywhere (not websites, NWMLS ... nadda) for several agents who I felt were entitled to the publicity and SEO benefit provided by an on-line press release.  Although I'm sure that each agent is worthy of their individual press release, I had nothing to work with ... including time to wait … (2 comments)

In a previous postI introduced Google's free Webmaster Tools, leaving off with the report of the current top 20 placements for search queries driving traffic to http://www.nwrealty.com/.  (Before going further I need to disclose that these were only the top 20 of over 13,000 keywords and most of the top 20 were unintended.)  Bare with me ... I'm actually going somewhere with this.
Google defines the next report as "Top search query clicks are the top queries that directed traffic to your site (based on the number of clicks to your pages)."  In other words: These are the most productive search phrases.

personal promotion: Anyone benefiting from IRED? - 08/07/07 05:02 AM
For many years we have considered advertising on IRED.com an investment well worth the $25 annual fee but for the past few months I cannot detect any SEO/back-link benefit.  Logs indicate that we do receive a handful of visitors every month, but our motivation is SEO.
I've dug around quite a bit and cannot find where Google is recognizing any IRED links.  Even links on their spotlight pages aren't being picked up.  Their annual fee is minimal, but I can't justify spending another $25.
Let me know if you're observing anything different.

personal promotion: leads posted to AR Referral Exchange - 08/06/07 05:20 AM
I just conducted a quick inventory of leads in Activrain's Referral Exchange.  This morning there are 120 leads in the system.  33 of them originated from our site at http://www.nwrealty.com/ (end of shameless self promotion). 
Most of the leads identify an "Immediate" time frame but are several days old.  I don't know about your prospects, but mine always define "Immediate" as NOW!  Like Yesterday!

Quite commonly I come across websites where an agent has framed his/her domain to their sub-domain/pseudo domain on their company site.  Example ... http://www.mydomainname.com/ framing http://myname.companyname.com. 
This is a very economical method of using your domain name in your personal promotion but it kills any opportunity for you to receive free traffic from search engines like Google and Yahoo.  It is perfectly OK to choose this route, but don't expect to acquire any traffic that you don't procure via your other marketing efforts.

Last Friday I received a phone call from Cheryl asking permission to fax a notice for her broker's open house.  She has a pleasant voice and conveyed a warm personality over the phone.  This common courtesy occurs all too rarely and broker open notices usually clutter my machine along with all the other junk faxes ... forcing me to buy way too much ink.

If a web site is part of your personal promotion, sooner or later you should plan a monthly budget for Google "Pay-Per-Click" advertising (aka Google Adwords or PPC).  When that day comes you will face decisions of how much you're willing to spend to acquire one visitor.
In Seattle Metro areas like Bellevue, Tacoma, Everett, Gig Harbor, etc., the price commonly exceeds $3.50 per click.  Last night through this morning was one of those rare magic periods when the allocated budgets of high bidding real estate advertisers (nationwide) was depleted and the cost dropped to about $2 per click.  This only happens a few times each month and only … (4 comments)
