   I received a telephone call last evening from an individual identifying himself as an AT&T Service Technician (could also be Telus) who was conducting a test on the telephone lines. He stated that to complete the test I should touch nine(9), zero(0), the pound sign (#), and then hang up. One of my biggest faults is time management I get so consumed in my daily work and distractions that I often find myself looking up at the clock and it's 4pm and I had not done 50% of what I set out to do at 8am. Hello everyone, just wanted to say happy 2007. I have been very busy since mid december and have very little to to come and play here. I hope everyone is having a great start to 2007 as well. I will say the market has changed in a big way, lots of First Time Home Buyers and Sub Prime Deals and let's not forget the fun "Tire Kickers" who are wasting my time as well as my RE partners.... All in all things are off to a great 2007!

I was invited to a business networking group meeting to se if I would be interested in joining. The gruop meets once a week in the morning about 7:30 am for breakfast to exchange business leads and take bout different business idea's.
The thing with the group is there is only one say Mortgage Person or one Realtor or one Computer person allowed in the group
Does anyone here belong to this type of group? If so do you think it works for our type of business?

The average 15-year fixed mortgage rate fell from 5.91% to 5.87%, the average rate for five-year Treasury-indexed hybrid adjustable-rate mortgages declined from 5.99% to 5.95%, and the average rate for one-year Treasury-indexed ARMs decreased from 5.49% to 5.46%, Freddie Mac reported. Fees and points averaged 0.4 of a point for fixed-rate mortgages and 0.5 of a point for ARMs.
A year ago, the average 30-year and 15-year fixed rates were 6.26% and 5.81%, respectively, and the average hybrid and one-year ARM rates were 5.76% and 5.16%, respectively.

An interest only lona means you pay only the interest portion of your mortgage for a fixed term. Usually in 5 to15 years (depending on the initial interest only term set up when you set up your mortgage) you will need to start making principle and interest payments, refinance or pay off the loan in a lump sum.
Those who are regular wage earners who take out a moderately sized home loan and don't have a reliable investment stratergy aren't the best canidates for these loans.

I just came home from the BrookField Chamber After Hours Gathering and talking with some Real Estate Agents and other Mortgage Professionals I am happy to report that the market seems to be gaining some spped here the last few weeks heading into December.....
Last year at this time I was very busy with borrowers buying houses and it was like that for 3-4 months of steady closings about double my normal business.  I has 2 closings this week and one Friday at 5pm so a nice week for me with purchase business. Ingredients:1 cup Butter1 cup Brown sugar1/2 cup Sifted fruit sugar1 teaspoon Ground nutmeg1 teaspoon Ground cinnamon2 cups Vanilla ice cream, softenedRumBoiling water
Directions:
In a small mixing bowl, beat together butter, both sugars and spices until well combined. Beat in the ice cream. Turn into a 4 cup freezer container. Seal and freeze. To serve, spoon about 1/3 cup mix into a mug, add one jigger of rum and 1/2 cup boiling water. Stir well.
This recipe for Creamy Hot Buttered Rum Mix serves/makes 4 cups mix

Former Federal Reserve Chairman Alan Greenspan said on Tuesday that the worst of the housing adjustment was over, and that he was preparing to publish an analysis of the "serious dispute" over the true effect of mortgage wealth on consumer spending.
Reports on the sales of existing homes for October were released on November 28 by the NAR. Sales were up one-half percent to a seasonally adjusted annual rate of 6.24 million units compared to the upwardly revised figure of 6.21 million in September but were off dramatically - 11.5 percent - from the 7.05 million-unit annualized pace in October 2005.

More and more I find people in the mortgage business work as a sales person and not a consultant. To me my job is to consult people and advise them of their best mortgage options. Those who are taking the sales approach seem to not to be concerned with their customers overall best mortgage option but rather the LO's best commission.
