agent: Can you do business without your computer? - 06/27/07 01:15 PM

Can you do business without your computer? Well can you? I'll tell you unequivocally, as a full-time Realtor (r) I can't! Now pay attention! (I'm feeling bossy today)
I really put a lot of strain on my systems. I create my own listing video tours, I store tons of photos, I create spread sheets, word documents, charts, Power Point presentations, check my e-mail, blog, update my web site, download more clipart, layout my real estate advertising, etc. Needless to say, it takes many different programs to run all these processes, and these programs don't always play nicely together. (Oh! I forgot to … (19 comments)

agent: Families with no bank accounts? - 06/27/07 04:59 AM

I recently found out some information that left me dumbfounded. I wanted to share some of it and find out if any of you have heard of this, and what ideas you may have to help with this situation.
According to the Federal Reserve, as many of 1 in 12 families in the U.S. do not have a bank account. And their reasons are...
They don't write enough checks to warrant having one. They don't like dealing with banks. They don't have enough money. Now here's the irony. A survey by the Consumer Federation of America found that on average, the people without bank accounts … (9 comments)

agent: Connecting Real Estate Sellers with Marketing Technology - 06/18/07 03:50 PM
I just read Broker Bryant's post called Look Me in the Eyes when you Talk to Me. It's an excellent post and story about making eye contact with the sellers, when you're on a listing presentation. I agree completely that we have to Connect with the sellers if we hope to develop a trusting relationship with them.  I'll let you read his post, and the many related comments.
But I wanted to share my experience about how I incorporate my Power Point Presentation into my Listing Presentations, and still make eye contact and connect with my sellers.
I have to admit, … (10 comments)

agent: The House Appraised for How Much? - 06/15/07 03:24 AM

I have to share this story of how a sale that got way off track, a few years ago, due to an appraisal problem on a house I sold in Port Orange FL.
It started with the Port Orange listing I had for a family I have known for many years. The buyer for their house was someone who went to church with them. After many twists and turns in her financing, she was finally able to close.
On the flip side, I was also working with the family whose listing I had, to help them buy their next home. We found … (38 comments)

agent: SAVE OUR HOMES - 06/12/07 03:11 PM

Florida home buyers need relief from high property taxes!
This is a statement we've heard far too often in recent years.
In 1992, the state of Florida enacted the Save Our Homes act, for home owners who call Florida their primary residence. Under this act, home owners are able to claim the Homestead Exemption on their property taxes. With this exemption, $25,000 is deducted from the assessed value of a home, before taxes are calculated. And for the entire length of time that a home owner calls a particular home in Florida their primary residence, the taxes on that home cannot be raised … (5 comments)

agent: Do Not Call Registry does not apply? Important Information! - 06/10/07 03:50 PM

I was just reading a post by Jim Crawford about a scam call he received on his cell phone and it prompted me to write this post.
Since cell phone numbers were made public, I made sure to register mine on the Do Not Call Registry. Since it is used for business, I had my cell phone number on my web site. But I kept getting solicitations from miscellaneous real estate services who were trolling the internet for suckers, I mean Realtors to harrass. Each time I received one of these solicitations, I told them they were calling a number on … (11 comments)

agent: Buy or Sell Real Estate in Steeplechase: in Countryside, Port Orange FL - 06/07/07 07:09 AM

As you're probably realizing, although I'm a REALTOR® who sells real estate all over Volusia County, I'm quite partial to Port Orange. I love living in Port Orange. I specifically love my own neighborhood in Countryside.
This is my second post about the smaller subdivisions within the upscale Port Orange Florida community called Countryside, where residents can enjoy the community lakes, pool, tennis courts and clubhouse. My last post focused on The Hunt Club in Countryside, which is the brick section of this community.
This time we'll focus on Steeplechase in Countryside, which is the section that feels like you … (1 comments)

agent: MAKING DECISIONS! - 05/27/07 06:56 AM

I've had a rough week. There's no sugar-coating it. It was just one of those weeks. I had to make some tough decisions and it was just rough. We all have those weeks.
But I made the decisions, I stayed focused and I'm now working through the remainder of the difficult details. I'll post another blog in a few days with more information, but I felt the need right now to share with my Active Rain support group. (Didn't you know that's what this was?)

I guess I'm patting myself on the back a little bit because there have been times in … (14 comments)

agent: ALL REALTORS® ARE NOT CREATED EQUALLY! - 05/21/07 03:09 AM
I keep wondering, when I bring buyers to see a house, and compare the house itself, to the Daytona Beach MLS information, why I see not just discrepancies and mistakes, but sometimes what can only be defined as downright laziness on the part of the listing agent.
A couple of days ago, while showing several houses, I found
One that had no mention of the garage!?! One that had only 3 photos of a gorgeous home, when The Daytona Beach area Multiple Listing Service holds 12. One that had no mention of the pool ?? One that had no mention of … (38 comments)

agent: PLAN A FUN OUTING IN PORT ORANGE FLORIDA - 05/10/07 09:18 AM
Being a native of the Daytona Beach and Port Orange area, it's easy for me to forget how much fun can be had, in such a close proximity to my home in Port Orange. Just a 5 minute drive from my home, is not only the beautiful Atlantic Ocean, but some great restaurants and public docks, underneath the Dunlawton bridge.
This weekend, my husband and I decided to have a casual dinner at Our Deck Down Under.
This Port Orange restaurant is located directly on the Intracoastal Waterway, with indoor and outdoor dining. I had a full pound of delicious crab … (11 comments)

agent: UPDATE ON NEW PORT ORANGE WAL MART SITUATION - 05/10/07 08:13 AM
For quite some time now, Wal Mart has been seeking approval from our City Council, to construct a Supercenter at the corner of Nova Rd. and Madeline Ave.
On the surface, to some people, this may seem like a great idea; except for the fact that there are already two Wal Mart Supercenters, within 3 miles from this location. Not to mention the fact that Nova Rd. was just widened a couple of years ago, to accommodate the traffic that had by far, out-paced what that road could handle. To build another (unneeded) Wal Mart would once again put too much … (0 comments)

agent: FLORIDA FIRES-STATE OF EMERGENCY! - 05/03/07 02:02 PM

Governor Crist has declared a State of Emergency for all of Florida.
We now have mandatory "burn bans" in some areas and the smoke is thick at my own house, which is about 30 miles from the closest burn site.
15 new fires broke out today! I spoke with a family member who lives in Jacksonville (approximately 100 miles north of us), and was told the smoke is extremely dense there, since they have fires to the north and south of them. If the wind shifts, they just get hit from another direction.
Please pray for us!

agent: How Realtors Represent Their Clients; The Legalities - 05/02/07 05:34 PM
This is a difficult topic to explain to buyers and sellers. The laws differ from state-to-state, so this article will only apply to the state of Florida.
Let's start with the basic foundational rule that the broker of a real estate company, owns all the listings (seller's interests) and sales (buyer's interests) that are processed through that company.Next to be built upon that foundation is, the broker (and every agent who works with that broker) cannot represent the best interests of the parties on opposite ends of a transaction.Home Buyers: When you call a Realtor to ask about a particular listing or … (13 comments)
