buy house in daytona beach: REALTORS® and Closing Agents Working Together: By Lisa Hill, Daytona Beach REALTOR® - 08/16/09 07:36 PM
This is post #2 in my "Real Estate Professionals Working Together" series. My previous post, just a couple of days ago addressed REALTORS® and Mortgage Professionals Working Together. I decided to do this mini-series due to some comments I saw on other forums, by people who were NOT in the real estate industry. I found the comments to be very unfortunate, considering how far off base they were, based on my 15 years of experience.
Before I delve into the meat of this post, I want to provide the definition of a Closing Agent. A closing agent is someone who does … (5 comments)

buy house in daytona beach: First Time Home Buyers; Act Now! Time is of the Essence on the 2009 Tax Credit! - 08/07/09 11:56 PM
First Time Home Buyers, please don't wait a moment longer to take advantage of the 2009 $8,000 tax credit.
You've probably read a lot of information about this program; much of it being conflicting. But I felt the need to point out some important information.
When you read a blog or watch a video about the $8,000 tax credit, FIRST pay attention to the date of what you're reading or watching. This program was changed several times in the first half of the year! The details at this point, and what is expected to be the final program, state that … (2 comments)

buy house in daytona beach: It's Wednesday Again. You Know What That Means? - 06/10/09 06:33 PM
Hello and Happy Wednesday to all my fellow real estate enthusiasts and loyal readers. Perhaps you've noticed the new pattern to my Wednesday blogs? I explained it in last Wednesday's blog. If you missed that one, you can find it here >> Wordless Wednesday Explanation for my Readers. Hungry Anyone? Of course, it seems that I have yet to fully accomplish the "Wordless" part. LOL  But as best I can, I'm sticking to posting the photos, without a description. (Read last week's blog and description, to learn the reason for this.)
Enjoy this week's feature photo...

buy house in daytona beach: 3 Affordable Houses in Daytona Beach, FL. New on the market! - 03/26/08 05:09 PM
Today I listed 3 VERY affordable houses in the heart of Daytona Beach Florida! These listings are so new, I haven't even had time to process all the photos, create e-flyers and get everything on my web site, let alone fill out all the paperwork for the Daytona MLS (Multiple Listing Service). But I wanted to get the word out fast. What better way is there to do that, than to get the information on a real estate blog?
Here are the basics.
1613 3rd Street, Daytona Beach. 3 bedrooms, 2 bathrooms, 1620 square feet $125,0001618 3rd Street, Daytona Beach. 4 bedrooms, … (4 comments)

buy house in daytona beach: Great Idea for Your Real Estate Web Site! - 09/26/07 07:19 AM
I was just updating my list of properties I've sold in the Daytona Beach area on my web site, and decided to share this idea with my fellow industry professionals, and the actual sales information with any interested buyers and sellers out there.
I have a page on my web site where I keep a sampling of my sales. I update it periodically with new ones and remove some old ones. The sales are not in order since I like to break up the prices and cities a little bit.
I know this idea is popular with my clients because they … (11 comments)

buy house in daytona beach: Where do real estate buyers come from? - 09/19/07 05:42 PM
Yes, I know my title is grammatically incorrect but it gets to the point and you are reading this post, sooo....
My business has been pretty steady for the last few months, in spite of the declining market. This is pretty good considering the fact that in this area, the Multiple Listings Service (MLS) for the Daytona Beach Area Association of REALTORS® has 7,000 residential listings, and we're only averaging 235 closings per month. Basically, we have 2.5 years of inventory.
Now I'm not going to tell you that I'm doing anywhere near the volume I was 2 and 3 years ago. … (12 comments)

buy house in daytona beach: My Real Estate Buyer Presentation - 08/21/07 02:47 PM
As REALTORS®, we all do Comparative Market Analyses (CMA's) or Listing Presentations on a regular basis. I even have a section on my web site that's dedicated to sellers. But how many REALTORS® have a Buyer's Presentation? It doesn't have to be anything extravagant. I just mean something that portrays a professional image, beginning with the initial meeting.
Are you a REALTOR® who doesn't have one? Well allow me to share mine with you. It's really pretty easy to set the tone of your future business relationship, with just a few simple steps.
When I'm first meeting with real estate buyers … (25 comments)

buy house in daytona beach: MLS Listings and Sales report - 07/09/07 08:21 AM

I thought I'd share some of my personal research about the Daytona Beach area real estate market. (For the record, the Daytona Beach area MLS covers not only Daytona Beach, but also South Daytona, Ponce Inlet, Daytona Beach Shores, Ormond Beach, Ormond by the Sea, Wilbur by the Sea, Holly Hill, and a few other entries from neighboring cities)
I've been compiling data since the beginning of 2005, reflecting how many residential listings went into the Daytona Beach area MLS each month, and how many residential sales closed each month. The results are very revealing!
Bear in mind though, that the listings … (1 comments)
