Preparing for a showing when your house is on the market
 
Selling a house is often about how light and spacious it looks, so turn on ALL lights and open the blinds/drapes.
Most of the time you will have at least an hour’s notice, but you may occasionally get last minute requests to show the home. It is always up to you to accept or decline appointment requests. Remember that even with the best laid plans, things change, and people could show up a bit early or late, or may even need to reschedule.

I've received thank you cards from other agents and sometimes from title companies at the conclusion of a successful transaction, and I've received emails from lenders. The responsibility for arranging utility turn-on rests with the buyer and the agent for the buyer, NOT WITH THE LISTING AGENT or the inspector when purchasing a HUD owned property. So, be prepared for that from the start, but also know that there are additional caveats.
While most state contracts provide for permission to do inspections, HUD contracts for sale do not. In the case of a HUD home, the buyer must first complete the Home Inspection Request form that came with the contract package and return the form (with a copy of the contract) to the specified Field Service Management office.
