 Wall Street Journal reported today that the amount of seriously delinquent loans is still a major concern despite news of improvements in the real estate market.
Demand for bank owned homes, short sales, and regular sales have never been higher that what we have seen in the past two months.  Inventory of homes for sale in Manatee and Sarasota county have hit their lowest level in years.

This month President Obama is announcing a new program to help homeowners who want to refinance their home loans to today's lower interest rates but have been unable to do so due to being underwater.

One of the most recent frustrations I am dealing with in closing short sales here in Bradenton, FL has been created by associations that are unwilling to bend on outstanding HOA and Condo fees.  Has anyone else had an association attorney prevent a sale of a home over delinquent fees?
Banks that foreclose on homes in Florida, and are part of a HOA or condo association will get 12 months of fees paid upon the sale.

It finally happened!  One of my short sale customers was able to settle a mortgage for about 1/3 of the balance! 
Almost every person that is upside down on their home, has thought, "Why not have the bank reduce the principle balance to what the home is worth, and let me keep my home from foreclosure?"   
As a short sale agent in Bradenton with plenty of experience most sellers would be able to afford to keep the home if their mortgage payment was reduced to what the new buyer will pay.  Really, principle reduction is every underwater homenowner's wish.

short sale: wells fargo and bank of america finally agreed! Closed another Short Sale in manatee county today. - 09/21/10 03:42 PM
It is always a good day when we close a successful short sale transaction. This one in Heritage Harbour in east bradenton,  was a wells fargo first mortgage and a second mortgage with Bank of America. 
What was unique about this deal was how challenging the two lenders were to get to an agreement.  The time frame for approval from contract date to bank approval was 93 days.  Pretty typical time frame for a short sale with Wells Fargo. 
What was illogical to me was wells fargo not cooperating with the second position lender (bank of america) to  work out … (2 comments)

I listed a home this past week in Bradenton, and really she didn't want to sell it.  Those are the toughest appointments.  It's one thing when the seller wants to move, or has too.  But when a seller really loves their home having to put them on the market is not pleasant.  In Bradenton and Sarasota foreclosures and short sales are now accounting for more than 60% of the transactions.  If we can lower the amount of people having to list that would rather stay it will help stabilize the market's downward path.
