austin market report: Round Rock Texas real estate market report - April 2009 YTD - 05/26/09 03:11 PM
The average price of homes sold in the Round Rock area is up from a year ago to $212,452.  Single-family home sales are down 33% when compared to this time last year.  The months of inventory is up to 5.3 months, which slightly favors buyers.  Since last month the number of active listings is up to 975 units which is 12% fewer listings compared to this time last year.  This area is in the top 20 Austin markets.

The average price of homes sold in North and Northwest Austin for April compared to last year is down 9% to $274,245.  Single family home sales in this area are off 17% compared to this time last year.   Active listings are up 23% from a year ago to 362 units; this represents a fairly balanced 5.1 months of inventory, slightly favoring buyers.  This area is in the top 20 Austin MLS markets, and the Northern 2/3 of the area is in the popular Round Rock ISD.

In Barrington Oaks 32 homes sold during the first 8 months of 2006 for an average price of $184,342 which was $99.81 per square foot.  This year through August, 25 properties have sold averaging $213,165 which is $115.54 per square foot.  This represents almost a 16% increase in price, which is most impressive.
Currently there are 8 homes on the market for an average price of $247,918 - or $123.77 per square foot.

austin market report: Great Hills Market Report - First Half of 2007 - 08/01/07 04:28 PM
In the Great Hills: Fifty-nine properties have sold during the first half of this year. The average sales price was $456,494 and the average price per square foot was $151.11.   On average, it took 41 days for a property to go under contract.  As a comparison, during the first half of 2006 there were 56 properties sold with an average sales price of  $434,020 and an average of  $136.70 per square foot.
Today, there are 30 properties available; they are averaging $160 per square foot.
