Time for the Tour with Wende by the Bay.  Tuesday, February 1, under clear blue skies and temperatures in the high-50’s to mid-60’s, the San Mateo County Association of Realtors SAMCAR had 281 homes on tour, 70 of which were in Wende’s 6 Select Cities of the San Francisco Peninsula - San Carlos, Redwood City, Woodside, Atherton, Menlo Park and Portola Valley.  Of those 70, less than 25 were true new listings, pointing to the fact that the inventory of homes for sale continues to remain small.  What this means for buyers and sellers is that homes that show well and … (6 comments)

It’s Tuesday, January 25th, and Tour Day for Wende by the Bay.  Amid sunny, blue skies with temperatures reaching almost to the 70’s, there were a lot of homes available for realtors to preview here on the San Francisco Peninsula.  Specifically in the 6 Select Cities of the San Francisco Peninsula Home Report - San Carlos, Redwood City, Woodside, Atherton, Menlo Park and Portola Valley, there were 86 properties on tour, with 54 being first time tours, though as was the case in the past weeks of this month, several recently listed homes have been relisted and are showing up as … (2 comments)

Surprisingly, along with the smaller broker tour this week, in Wende’s 6 select Home on the San Francisco Peninsula cities of San Carlos, Redwood City, Woodside, Atherton, Menlo Park and Portola Valley there have been only 33 new for sale properties and 30 new pending sales to report in the past 7 day period.  There are currently a total of 368 properties, 297 of which are single residences, for sale in these 6 cities. Here's a quick look at residential real estate activity in Wende’s 6 select San Mateo County cities – San Carlos, Redwood City, Woodside, Atherton, Menlo Park and Portola Valley - for the week of 12/14-12/21/10.
People are still movin' and shakin' (real estate-wise) here on the San Francisco Peninsula, despite the near year end and significant lack of inventory.  There are now a total of only 373 residential properties actively for sale in the 6 cities I track for this report.  That's not a lot to choose from in an area that has a population of around 142,500!  January 2011 should … (0 comments)

With new listings still trickling on the market, as can be expected this time of year, buyers are continuing to buy down the inventory while sellers with older listings are adjusting their prices to sell.

Here's a quick look at the past 7 days of residential real estate activity in Wende’s 6 select San Mateo County cities – San Carlos, Redwood City, Woodside, Atherton, Menlo Park and Portola Valley.
 
With Thanksgiving upon us, the number of new listings slowed, as could be expected.  Signs of realistic seller pricing continue, as homes that are priced well are selling within a couple of weeks, while optimistically priced properties languish.

Wende’s Week at a Glance

For the past week in San Carlos, Redwood City and Portola Valley the number of homes for sale increased slightly, while the number of for sale homes in Atherton, Woodside and  Menlo Park showed a slight decrease.
The number of new pending sales increased in San Carlos, Redwood City, Menlo Park and Portola Valley.
In all, there still are a limited number of properties currently for sale with buyers being looking for good value in their home purchases.

It's November 4th, and San Mateo County Real Estate is ever changing.  Here are the past week's numbers at a glance.
 
The inventory is shrinking across the board, with less homes for sale in every city shown, and the number of closed sales is up in Redwood City, Atherton , Woodside and Portola Valley.
The number of new pending sales is down across the board as well as the number of new listings coming on the market in the last week.
