Moving Mountains Design was recently hired to stage a $5.78 million home in San Marino, CA. The home, built in 1926, was design by Roland E. Coate, a noted California architect. This Spanish Colonial home had not been on the market since the early 1950's. It did not appear that any upgrades had been undertaken during that time. Showing buyers the true potential of this home was not easy, but we were up to the task.
The seller accepted one of multiple offers 10 days after the home was staged. Escrow is set to close next week.

We staged a very nice Mediterranean style home yesterday in Arcadia, CA. It looked great when we were finished, but something was missing. Rugs! The Persian rugs weren't part of my original contract, but the homeowner, Realtor and I all agreed that they were really necessary. Yes, the home had  large expanses of beautiful Brazilian Cherry hardwood floors. But in this case, the hardwood floors were too much of a good thing and needed to be subdued a bit.  We are, of course, talking about nut(s) as defined by Roget's New Millennium Theasaurus: a noun;  a "posssession" and synonomous with "bankroll, capital, equity, estate, funds, goods, holdings, nest egg, reserve(s), resources, riches, stock, stake, valuables & wealth". Based upon that definition, we can also consider our home as all or part of our "nut(s)".

In a recent blog The Homeowner Raised the Listing Price $200,000 AFTER STAGING!!! I wrote that the homeowner was so excited after we staged his home that he raised the listing price by $200,000.00 from $2.78 million to $2.98 million. Well, the home has sold already and escrow has closed! The homeowner did not get the original $200,000.00 bump he had hoped for after staging, but he did get an additional $80,000.00 he would not have gotten if he hadn't staged the house. While perusing the internet this morning I came upon this article on AOL: Spanish Hotel Lets Guests Smash Rooms. Apparently a hotel chain in Spain selected 30 people (with the help of psychologists) who were stressed out, outfitted them with protective gear, and allowed them to take a sledge hammer to the rooms in a hotel, and all the furnishings, that was about to undergo renovation.
While this may have been fun for the selected guests, and the hotel chain garnered international attention, my first thought was - couldn't someone have used this furniture, bedding and accessories?
Did it all have to be destroyed?

The drapery and iron rod in this photo are from Restoration Hardware. 
I am often asked if I "do window treatments" for staging. I usually say no, because I don't have drapery in my staging inventory, and since windows don't come in standard sizes and shapes, it doesn't make economic sense to stock them as a rental item. Additionally, when window treatments are attached to the wall, at least in California, they become a part of the house and are expected to come with the house when it is sold.

Sometimes, home sellers don't act in their own best interest. There are a variety of examples of this, but probably the most harmful is not listening to the professionals they have contracted with to sell their home because they think they know better. I am blessed to be able to live and work in Pasadena, CA, home to the Rose Parade, The Tournament of Roses Rose Bowl, the Norton Simon Museum and 2 of the world's greatest flea markets, the Rose Bowl Flea Market (every second Sunday of the month) and Pasadena City College Flea Market (the first Sunday of every month). Pasadena is also a veritable Garden of Eden. Everything grows here, and grows well. Too well if you are not careful.
