Recently I had lunch with a couple of Real Estate agent friends of mine, mostly to discuss my recent decision to enter the Real Estate Business and get my license. The discussion came up about which Brokerage Model is the best to work under.   
Agent X worked under the traditional full service model and they typically charged the industry standard 6%.  This percentage was rarely negotiable and this Agent worked for a very larger international real estate broker. 
Agent Z worked for a small regional Brokerage Firm.  This firm worked under two different business models.  They did the full service model but the 6% was negotiable. … (2 comments)

Many people who come to St Marys Ga and Camden County are suprised not only how large the county is but are suprised how many schools we have.  Currently Camden County GA has 9 elementary schools, 2 middle schools and one high school.  The high school has over 2000 young adults attending and has won the state football state championship 5 out of the last 7 years.  Talk about domination.
St Marys, Ga is a wonderful please to raise a family and currently has over 600 homes for sale.

These words have been uttered by so many people but never by me.  I have always enjoyed working with Realtors partial because they are some of the nicest people I have ever met but also because of the level of integrity that this business seems to attract.  Granted this is a business predicated on ethics and laws but I think that in itself attracts those type of people.

I always amazed at how many attractive people sell real estate in this country.  Rarely have I seen a picture that I thought the person perhaps should get a makeover and then retake their photo.  Those photos seem few and far between.  So how many of you struggled with trying to decide which picture to use?  Do you feel that you should only use professional done photos or will any photo work?  Do you try to capture whom you are in the photo or just hope that big smile will be enough?

Has the Short Sale and Foreclosure market gotten an easier to navigate?  This question can be probably be answered in different ways depending on what part of the country you are in.  I know several years ago my wife, Nancy and I tried to buy a house that was a Short Sale.  Our Realtor, the bank and of course us, were all in uncharted territory.  Needless to say the disappointment and the fact that it seemed we were all naive about the process went very badly.

One of the things i love about living in St Marys GA is the beautiful water front we have.  Lots of cities are on the beach and have oceanfront views but St Marys GA has more of a New England feel.  That maybe is why so many people who come here from the Northeast to visit actually buy a 2nd home here.  St Marys GA has many homes for sale and you should take a look for yourself.

People are amazed that a small town like St. Marys Ga has it's own newspaper.  Every Wednesday and Friday this paper is printed and includes the local news and sports.  It also lists all of the St Mary Ga Homes For Sale and rental properties.  So when you are in town stop but any local Food-Mart and pick up your copy to see what is going on locally

To me it is never really feels like Christmas until I have attended midnight mass at my church.  It has been many years since I attended midnight mass and I am happy to say that this year my church, Our Lady Star of The Sea is going to celebrate it's first midnight mass in a very long time.  I am so looking forward to this and to make it even more special my 10 year old son is serving.
