Yes it does hurt. I let the period for my property tax appeal slide by for 2009 and now I am paying the price - literally.  The taxes I am paying based on the assessor valuation is WAY OFF for my properties. But now I can't do anything about it. So I went and researched what I could do if anything about the taxes I will be paying in 2010.  Turns out I can take the matter to court...fun!

I know what your thinking, sounds complicated. It can be and that is why you need representation to evaluate the inventory.  REO's maybe the best solution for the area you are in, a short sale could also work where the competition keeps all but the very lucky away from the closiing table.  Have cash, trustee sales are another avenue for more risk tolerant buyers.

Scottsdale, Az 8/18/2009 - There are several way to buy it. Direct from banks - good luck with that one. Mulitiple listing service - super competitive, so prices get jacked up.  Or trustee sale.
With trustee sales you have to pay cash within 24hours, but there is a better chance of getting wholesale prices and less competition. 
With that said its not a slam dunk.  I look at 4 or so properties a day - I do the work to make sure they have value.
