Is the voice of the customer always the spoken word?
I don't believe it is.  To really know what the customer needs many times they speak much louder through body language.
There are times and situations that will provide clues to their needs.  Many times the customer doesn't know all the options or resources available to them.
Listen with both ears and both eyes to really hear what a customer is saying.

Here in Utah we're conservative by nature. 
It very common for homeowners to want to sell their own home. 
Real Estate agents tend to always list their own home.  The only time I have seen an agent not listing their own home is because a discount brokers fee structure, has saved them money over their current brokerage.

I have noticed that there seems to be fewer homes for sale by owner these days.

I have started to wonder Why do banks even do short sale if they don't want to process them? 
A couple of years back I got an approval the same day I submitted the short sale packet.  Now it has been several admissions of the same material and updating the material (because of the length of time for the banks and investors to review the file).  Then the story goes on and on........

Saratoga Springs subdivision is a master planned community (PUD) located on the west side of Utah Lake with a 18 hole golf course on the south side and the natural hot spring on the north.  The hot springs feeds a hot tub and swimming pool.  In the same location is a club home, picnic area and boat dock.
Saratoga Springs is one of the newest development/cities in Utah.  The young age of the city and location make it a desirable community to live.
With the current high inventory and attractive pricing, buyers are finding great values in their purchases.

Are we allowing ourselves to be helpless victims?  Are we powerless to do anything?  Are we pointing fingers or being part of the solution?  Is being positive the only cure we need or do we need to face the facts?  Is the news media the problem?
I have read some GREAT posts.  I feel the need to thank those who have written such good information in support of the housing market.  I want to voice my concerns regarding the fact that the real estate market is extremely sick and being ignored.

This market is creating more and more default landlords.  This seems to be the sign of the times.
What is a DEFAULT LANDLORD?  Here are a couple of examples of a default landlord.
   1.  About two years ago I brought a house on a large lot because I wanted the land to subdivide. After I purchase the property, the market pulled back and made the development not financial viable.  So I have a house I can't sell because I can't afford to finish the development.  So I'm a default landlord....

I was reading a post and comments the other day about creative sales methods.  There were some comments in the post that got me thinking.
My main thought, why did I get into this business.  Before I got my license I wrote what I felt would make a good agent.  Once I completed the verbiage, I reviewed what I had written (Mission Statement) and decided that was the kind of Real Estate Agent I wanted to become. I currently have it located on my website and created an introduction pamphlet with the Mission Statement (Business Philosophy) in my marketing materials.

I was watching TV this morning and they showed a sign someone had on their million dollar property. 
For Sale for $50........ (might not be exact wording)
I'm sure it's a come on and there is some fine print somewhere. However, it is another sign of the times.
As buyers continue to stay out of the market.  Life goes on and homeowner are being force to sell for many reasons.

What is a Short Sale?
Short sales are created when the lender is willing to take less money than they are owned. 
Short Sale homes that are normally priced to sale. Creating a buying opportunity for those who need to purchase at this time.
Short sales require the homeowner to approve the offer and then the lender has to agree to price and terms.
A few years ago, many of these approval would take months.  I believe this had a lot to do with the market conditions being better and the banks feeling less need to expedite the selling process.  Most of the different parties … (2 comments)
