As mentioned in several recent posts, the local market is suffering from a lack of inventory. In Chester County the inventory absorption rate has dropped to just over six months, implying if no more homes came on the market, every home currently on the market would take just over six months to sell. Whilst this is unrealistic it does indicate compared to last year when the rate was well above fourteen months how the market has changed.

No homes came on the market for sale in Old Forge Crossing this week, but a town home, two beds with two and half baths on two floors did come on for rent priced at $1375. This is a very good rental value for an old forge crossing townhome. There is also a two bedroom second floor condo that we have the listing for on an inner courtyard location close to parking currently priced at $1400 a month.
