listings: Caring for the Empty Listing - 07/27/23 03:11 PM
We have all had those empty and vacant listings. Sometimes the home first comes on the market fully furnished and then due to relocations or other reasons, the home becomes vacant. This means the clients are most likely not able to come and check the home on a regular basis.
Empty listings do require a bit more work for the listing agent. I've created a quick "To-Do" list for caring for the empty home.

We have all been there as agents right? The Seller wants us to be present at each and every showing. Is this really feasible and the other question, is this a strategy that is conducive to a potential sale? My short answer is no on both accounts.
 
Of course there are unusual situations at times where the home truly does require special instructions or has complicated security systems, gates, etc. Other times, especially in a specific home that is laden with high-end equipment or collections, the Seller might truly feel better with their agent present. In this day and age of video surveillance systems, this is a game-changer in real estate. Potential buyers must be aware of the possibility of being video recorded while in a seller's home. But....did you know that here in Texas, audio recording of which the person recording is NOT a party to the conversation is a FELONY?
 
Under the Texas Penal Code "it is prohibited to audio record without the consent of at least one individual who is part of the conversation."

Here in The Woodlands, Texas, the real estate market is flying high.  This market report is based on my own business and with input and feedback from the other brokers in the area. 
When 2011 rolled in, our market seemed to shift overnight.  The phones began ringing, buyers and sellers came out of the woodwork and deals are closing.
For my own listings, many are under contract and closings are eminent.  I have many buyers under contract as well.

WHEN DOES AN ACCOMPANIED SHOWING CROSS THE LINE?
Accompanied showings are often necessary in our business due to specific Seller's requests.  I certainly understand this however, at what point does this practice impede a potential buyer from being able to ask questions and to speak freely?
Case in point.  Relo buyers in for a very short time this weekend.  Highly qualified, ready buyers.  Show them many properties and are now to the narrowed down list of homes they are interested in.

As in any job, no one knows the depth and scope of a job until you have actually done it.   Being in real estate today requires discipline, dedication and drive.  I have heard many people discuss how glamorous and easy my job is and I just wonder where they ever came up with that idea?
