I have slowly become the expert on how a first time buyer can benefit from the Government sponsored Neighborhood Stabilization Programs.  Tempe, Mesa, Scottsdale, Chandler, Glendale, Peoria, Phoenix and Surprise will all help the first time buyers.  Is this not a fast way to get foreclosed homes in the hands of more owner occupants? Income limits and home value limits do apply and in some cases the location of the home is the key.  However you maybe surprised to learn there is $$$ available and no waiting list.  As much as $35,000 can he used for closing costs and down payment assistance. … (0 comments)

So maybe are values are down from this point last year... Maybe our total sales are down??? But we still need to get up in the a.m. we still need to go to the gym and we still need to make sure the kids leave for school at the correct time.  So why not make the next 13 months the best we have had in the last 3 or 4 years???  People count on us to be professional in our jobs and some people count on us to be full of smiles at home.  Can we forget the news of doom … (1 comments)

In Arizona we have a golden opportunity to help the local economy (housing market in particular)...Why not specialize in the HUD Foreclosure market and or Fannie Mae's Home Path Product???  Both entities pay closing costs...Both down payments can be gifted.  With a 640 credit score for HUD and a 660 score for Home Path the credit requirements are not that outrageous. 
Why Doesn't Fannie Mae reach out more to the Real Estate Community?  Many Realtors I meet with over 10 years of experience do not know of Home Path and what it can do.  After 3% down payment for owner occupants they … (2 comments)

Does the Fannie Mae Home Path Program that is in place to help sell and finance Fannie Mae's foreclosed properties help our Real Estate market or hurt our Market??? On the sales side we have many very qualified Realtors who have the listings and place them into the MLS system. Most of the time these properties are not help open as there are too many. So marketing is dependant on Fannie Mae in bulk opportunities. I don't believe enough of the home buying public knows what a great opportunity is available here. I am busy trying different marketing ideas to find one group but not really one person. I am trying to find the group of "Unhappy Realtors". I know you are out there. I know your transactions can't close in 30 days or less and you need help. I can close in 25 days. Major Short sale banks are telling you to close often times in 30 days or less.
