The below figures include both fee simple and leasehold properties.  These are only the totals and averages.
Single Family homes sales have slowed. Average sales price of single family homes have leveled.  Year to date has shown a slight drop, but the month of May had an increase over 2006 numbers.  Sales volume has remained consistent.  There is currently just under 8 months of inventory making this a buyers market in the Salt Lake area.  Buyers will find sellers that should be a little more negotiable.

Ocean Pointe a planned community in Ewa Beach, Hawaii (makes up part of tax map key 191).
Single Family homes sales have softened. Average sales prices of single family homes have seen some dropping.  Sales volume is also down, while inventory has grown to more than 8 months worth.  Buyers will find sellers that may be a little more negotiable.
Condo and townhouse sales are another story.  Inventory is climbing with a little over 11 months worth.  Sales volume has shown drops over 2006 and average sales prices have also slipped a little.  This is a substantial shift from earlier this year.

I am sure you have had those days when a listing pops up in the MLS system that gets the attention of several of your clients and friends attention.  The one that is to good to be true.  The one that makes you feel like scrooge at Christmas.
Many times a trained eye will catch it in the fine print on the listing, other times you have to dig deeper to figure out what is the catch.

In commemorating their one year anniversary in the islands, our newest major inter-island carrier Go! Airlines did a most amazing thing.  They offered $1 inter-island flights between the islands.
                                                                                    
You read that right.  They offered a total of 2000 inter-island tickets for the big sum of $1.

Single Family homes sales in Waikele have remained steady. Average sales prices of single family homes have softened slightly while sales volume is increasing over 2006 numbers.  Currently there is about 3 months worth of inventory making it a nice balance for both buyers and sellers.
Condo and townhouse sales in Waikele are another story.  Average sales prices and volume have remained steady, but look for prices to climb a little if the inventory levels remain low.

Average sales prices of single family homes have softened slightly due to the average number of days on the market.  Sales volume has seen a slight increase over 2006.  Buyers will find sellers to still be somewhat negotiable and with continued low mortgage interest rates it is a good time to purchase in the Waipio Gentry Area.

Effective advertising not only brings in sales, but it also adds to your face to face effectiveness.  When meeting a perspective client the meetings tend to go a lot smoother if they recognize you form your advertising campaign.  There is an assumption by many potential clients that you must be one of the more effective agents in your community if you have a strong ad presence.  Perception is everything in sales and marketing.

The May 2007 Numbers are in. 
Single family home sales - year to date are down 5.2% percent in the number of total units sold up, but the median price and average sales price have shown increases. 
Condominium sales - Saw a dip in the number of units sold, but prices have continued to show a strong increase over 2006. 
With interest rates remaining low and a strong local economy, both buyers are sellers are taking advantage of the Oahu real estate market.

I have recently read several articles and a few blog posts questioning the effectiveness of holding open houses.  I have also spoken to agents in other markets how do not feel they are effective.
I can say without any hesitation that open houses are alive and well on Oahu.  I am sure there are many markets that have similar successes.
In the last few years I have not kept statistics, but I can say without hesitating that over half of my listings were purchased by buyers who visited my open houses.  I have also picked up several clients.

I have been reading about extremely slow markets in other parts of the country.  I also visited a few of them during my last vacation.  It has been on my mind for awhile and I have been thinking how I will adjust if and when we get in that type of market here.

century 21: Hawaii SuperFerry to Begin Operations Later This Summer - 05/29/07 01:15 PM
                                                                                    
The company put out a press release this week announcing that they are continuing to undergo a rigorous U.S. Coastguard certification and inspection process of our new ship named the Alakai (Pictured above undergoing sea trials).  To complete that process before transporting the first ship to Hawaii they have delayed the start of service until the end of summer. Once the trials are complete the Alakai will leave Mobile Alabama and sail to the warm waters of Hawaii to her home port.
