How Far is Out of the Box?

I have been reading about extremely slow markets in other parts of the country.  I also visited a few of them during my last vacation.  It has been on my mind for awhile and I have been thinking how I will adjust if and when we get in that type of market here.

I think the secret to selling homes in an extremely slow market is to be totally different in your approach.  If there are 100s of homes for sale in the area, what will make yours be noticed?  If you stick a sign in the yard, list it in MLS, put an ad in the newspaper and hold an open house; that may not be enough to get you noticed.  After all, almost all the other agents are doing the same things.

So where is my thinking going?  I am not advocating not doing the basics.  You still need to do them.  You need to them better than ever.  Clients will be less forgiving.  I am saying besides the basics it may be time to step out of the box and have a little fun.

Here are a few out of the box ideas I had:

  • Park a brand new Harley Davidson on the front yard with a sale sign on it that says, "Buy the bike for $520,000 and get the house for free".  I am sure people will notice this home.
  • If the house is a fixer upper; call it a total piece of junk.  Only call if you are looking for a project.  I bet you get more than a few calls.
  • Hold a garage sale and try to sell the garage.  Throw in the house with it.
  • Place a coupon in the local papers for the purchase of the home.

Ok my other ideas are even stranger, I mean more out of the box.  I will save them for if and when our market gets to that point.

Please have a little fun with this and throw out some more fun ideas.

Jennifer - We do have supply and demand issues.  There is a limited supply and a lot of demand.  If interest rates go up or the economy as a whole drops we may feel more pain.

Hey Randy...Try this one on for size.

Place a custom-built dog house in the front yard, and hang a sign on it saying "Gather here next Sunday for a Bark-in-my-yard Open House." Give away "branded" free doggie biscuits and bottled water again branded with your website on it. (Always ask permission from the pooch's owner to feed Fido).

Bobby - Possibly buy the bouncing room, so it could be used over and over, also making it available to community groups and clients.

Lynda - I am not sure if you can include kids with the sale of the house.  LOL  Just kidding, absolutely you would include kids.

Great idea! Gotta go with the guava nectar and the purchase of the bounce house. One of our clients purchased a bounce house and she gets TONS of mileage out of hers. Linda Craft throws block parties for kids and uses it at all kinds of community events, Kid of the week celebrations and other family-friendly events.

Legal tip (Place disclaimer here-I am not an attorney-This is the former Realtor in me talking now) think about setting up a separate company and leasing the bounce house to yourself to protect against liability in the event of litigation. Always cover your backside!

Debbie - I like that one.

Christy - We had one here offering 2 Lexus SUV's in a strong market.  The same guy is now offering a Lexus and an inflated commission to any buyer who brings in a full price cash offer.  I know that may not pass a smell test.  Why cash only?  I am sure it is over priced and will not pass an appraisal.

Okay. Here's my idea...Play keep away with the house...Folks love things they think they can't have...

So...Put a sign in the yard that reads ...

                     "Don't bother calling about this house...We know you can't afford it"

Good idea!  Have you tried it? 
May grab attention - which is good, but not sure that it would anymore than a for sale sign.
Truly does get you thinking and just may be a great idea.  I would be interested in the results.

Randy, funny you would post the bike.  I have a neighbor who has a small for sale sign suck in his yard (has been there for over a year) and it attracts a lot of attention.  As a realtor, it caught me off guard as I was looking for FSBO signs to talk to potential clients.  He was selling a bike, said he would through in the house! 

My idea is to hold a bbq in the local community subdivision pool or park where you are farming and have some other sponsors who are related to real estate participant.  You could even have a band or music.  IT WORKS!

I read a marketing remark that state the home was "el crappo" and I laughed my tail off. It was so creative that everytime I pulled it up I smiled. The thing was--I remember the house because of the comments.

One thing we do with our flyers it to use little descriptions as possible to get the interested party to actually call us. If someone is truely interested they will call for more information, if they aren't they take the flyer (that cost me money to print and time to make), take it home and throw it away. I NEVER list price unless it is a fantasic deal...NEVER!!!

Eric - I have not been putting flyer boxes out, because I find I get more phone calls asking for information on the house.  I want them to call.
