Montecito/ Tuscany is a development within the planned community of Ewa Gentry in Ewa Beach, Hawaii (makes up part of tax map key 191).
Single Family homes: The numbers in Montecito/ Tuscany are low.  That is due to the age of the homes.  Most have been owned less than 2 years, all built in 2005 ans 2006.  As we continue on during the 2007 look for sales numbers to climb as home owners hit their 2 year anniversary.
Also there is still a lot of new construction in the area, putting the developers in direct competition for home owners.

This Westloch sales report covers both Westloch Estates and Westloch Fairway (part of zip code of 96706) have seen the real estate market slow a little. Both volume and prices year to date have dropped a little from the 2006 figures.  The averages sales prices in May did see a slight increase over 2006.
Interest rates are still low and there is a good selection of inventory making it a good market for buyers.

Ocean Pointe a planned community in Ewa Beach, Hawaii (makes up part of tax map key 191).
Single Family homes sales have softened. Average sales prices of single family homes have seen some dropping.  Sales volume is also down, while inventory has grown to more than 8 months worth.  Buyers will find sellers that may be a little more negotiable.
Condo and townhouse sales are another story.  Inventory is climbing with a little over 11 months worth.  Sales volume has shown drops over 2006 and average sales prices have also slipped a little.  This is a substantial shift from earlier this year.

Single Family Homes in the Ocean Pointe has shown some price decreases.  The average sales price of single family homes have dropped in value nearly 11% from the same time period last year.  While sales volume has been consistent the inventory levels have increased to about 6 months worth.
On the condo/ townhouse side the average sales price has not changed much over last year for the same period, but sales volume has dropped and inventory levels have increased.  There will be continued pressure for sellers to be more flexible on prices and terms to compete against the rising levels of … (4 comments)

Ewa Beach is an older community that is slowly but steadily being surrounded by planned communities.  Ewa Beach has a mix of older lesser expensive homes along with Million Dollar plus beach front properties. (makes up part of tax map key 191).
Single family homes sales have had consistant sales volume and steady price growth.  There was a spike in average price in the 2nd half of 2005 that was due to several high end properties selling.  Currently there is more than 6 months worth of inventory, which may have an impact on future prices.
