Single Family homes: Average sales prices of single family homes in November saw a dip, leaving the year to date average sale price a little over 5% lower than the same period last year.  Inventory level has grown a little in November bringing it up to slightly more than 4 months worth.

Single Family homes sales have softened. Year to date average sales prices of single family homes have are up slightly over last year.  Sales volume year to date has climbed faster.  With mortgage interest rates and inventory relatively low, we may see a strong finish for the rest of 2007 in the Waipio Gentry Area.
Condo and townhouse sales have seen average sale price climb.  Sales volume has dropped some from the 2006 volume, while average sales prices have shown a modest increase.

This Westloch sales report covers both Westloch Estates and Westloch Fairway (part of zip code of 96706) have seen a flattening of the market when comparing with 2006 numbers.  Sales volume has stayed steady with last year, while average sale prices have slipped slightly.
Interest rates are still low and there is a good selection of inventory making it a good market for both buyers and sellers.

If your home inspector has any or all of these attributes you may need a new inspector:

Single Family homes sales in Wahiawa/ Whitmore have shown increases. Average sales prices of single family homes are up just under 7%, year to date from over the 2006 levels.  Sales volume is still down from 2006 levels but got a small boost in November reducing the gap to slightly over 6% year to date.  It still appears to be a nice balanced market for both buyers and sellers.
Condo and townhouse sales in Wahiawa/ Whitmore are another story.  Average sales prices have shown a slight drop of a little over 4-1/2% while sales volume has slipped further to being down 23-1/3% … (0 comments)

This Mililani sales report covers zip code 96789 which covers both the Mililani Area (which includes Mililani Town, Launani Valley) and Mililani Mauka.
Single Family homes: Sales prices in Mililani have are consistent year to date with 2006 numbers in all Mililani areas, with the exception of Mililani Mauka which has shown a slight gain..  Year to date Sales volume in the Mililani Town and the valleys while has dropped by nearly 20%, while Mililani Mauka sales volume has had a slight increase. Now that Thanksgiving has past we are officially in the Christmas Season.  I will again be sending Christmas Cards as in past years, not holiday or seasons greeting cards.
Some say that political correctness requires you do not use the word Christmas especially in business greetings.  I guess in this regard I will risk not being politically correct

The Pearl City region has had steady growth in sales prices for that last few years and steady sales.  This report covers areas including: Halawa, Foster Gardens, Aiea, Aiea Heights, Waimalu, New Town, Royal Summit, Pearl City, and Pacific Palisades.

hawaii: Foreclosures are Still Low in Hawaii - 11/29/07 01:58 PM
Despite all the doom and gloom reports not only is are the real estate prices in Honolulu County showing the highest increase, foreclosure rates are among the lowest statewide in the nation.
The numbers reported in the local media from a survey in RealtyTrac shows the foreclosure rate in Hawaii ranked 43rd in the country. 
While the foreclosure rate in the country went up 2% from September to October it dropped 3% in Hawaii during the same period of time.
