I recently read a column in our Hawaii Association of Realtors newspaper talking about calls they receive on the legal hotline.  The focus of the article was about whether you should disclose or not certain facts.
First let me disclose that I am not an attorney and as such will not give out any legal advice.  What advice I will give is a bit of old fashioned common sense.

Single family home prices have leveled off and even shown a slight softening in the last half of 2006
There are not enough sales of condos and townhouses in Royal Kunia to draw any scientific conclusions, but the prices have consistently climbed during the tracking period.
The below figures include both fee simple and leasehold properties.  These are only the totals and averages.

mililani: Tenants Can Make Listings an Adventure - 02/23/07 10:30 AM
We have all been there.  You compete and earn a listing for a piece of property.  You are excited to start the marketing.  There is one complication though, it is currently rented out.
I try not to get involved with listings that have tenants unless they are on month to month tenancy or are a multi-unit dwelling that buyers will want stable tenants.

Single family homes sales have leveled off in price and volume.  Currently there is about 6 months worth of inventory.
Ewa Gentry condos and townhouses prices have also shown some flattening.  Currently there is about 3 months worth of inventory.

mililani: Your Price is TOO HIGH! - 02/16/07 10:39 AM
While showing property the other day to one of my clients we say two almost identical homes.
Both properties were in above average condition.  Both had some nice upgrades to them.  Both were built by the same developer and were in the same neighborhood within a planned community and were the same model with identical floor plans about two blocks apart.  The one my client liked a little more had nicer floors and nicer kitchen cabinets.

mililani: Tad Does it Again by Winning Hawaii Pearl Open - 02/11/07 08:02 PM
Tadd Fujikawa a 5'1", 135 lb., 16 year old sophomore from Moanalua High School in Hawaii, wins the 29th annual Hawai'i Pearl Open by one shot over Greg Meyer.
Tadd recently became the youngest player in 50 years to make the cut at a PGA Tour event at the Sony Open (Formerly known as the Hawaiian Open). 
Tadd was followed all day Sunday during the final round by a crowd of over 100 fans. The crowd was smaller than those that followed him at the Sony Open.

mililani: Kamehameha High School is New National Cheerleading Champions - 02/11/07 07:34 PM
 
Kamehameha earlier this year took second place at the State Championships behind Mililani High School (My son plays football at Mililani) .  That did not deter them.  They went on the Orlando Florida at Walt Disney World and won the National High School Cheerleading Championship yesterday.
The Kamehameha Warriors won the small varsity division with a score of 713 points. The small division is for squads of 12 members or fewer.  This year 56 schools competed in the division.  Kamehameha won by 19.5 points over 2nd place finisher Hazel Green High School. The Pearl City/ Aiea areas have had steady growth in sales prices for that last few years and steady sales.  January started the year a little bit slow.  Lower priced single family homes seemed to be the norm, while condos maintained their average price in January 2007.

I read a blog that stated it is about professionalism and not whether you are full-time, part-time or a discount broker.  I feel the need to speak my mind.
Let's talk about professionalism for a moment.  Professionalism is the product of hard work, training and dedication.
If it is about professionalism, tell me how many part time agents you know who spent the time and money to get the training and have earned their GRI, CRS, CRB, brokers license or any of the designations that require real education? Not one I can think of.
