As you will see below, the trend this 1st quarter over the same time period in 2014 is that fewer homes sold - but the prices have gone up. This is not news in Wilmette because the real estate market there has been very hot for over a year. What is startling is how high prices have risen! Notice the price increase of Wilmette homes from an average of $693,000 in 2014 to $907,000 in 2015. That is almost a 31% increase in price. Wilmette Real Estate Market Report - Year to Date 2013 It's been a good year to sell your house in Wilmette - overall sales have increased and home prices have gone up along with them. It was bound to happen - there was pent up buyer demand from several years of a drought real estate market. Sales were quick with many homes having at least two offers, some with many more. Wilmette, IL January 2013 Real Estate Market Report January is never a blockbuster month, particularly with the current low inventory that we have in Wilmette. But week-by-week, that inventory is building up - and well-priced homes are flying off the shelves, sometimes with multiple offers. Wilmette had 11 single family homes sell in January and 8 condos. For the homes, average market time was a very low 54 days which is excellent ( see above for reason.) That number indicates a seller's market which has not been seen for many years. Wilmette Real Estate Market Report November 2012 The market is beginning its annual end-of-year slow down but there are still lots of buyers looking for homes. I just put a listing under contract this weekend for a 2013 close. Inventory is low and well-priced homes are not taking long to sell. Prices have not risen - rather they are just flatlined for now.
