What Sold in Your North Shore Village in May 2023?So far this year there's been little change in the market. In each village, the majority of homes sold for over the list price. As an example, here are the over/under sale price numbers for Winnetka and Wilmette which are very similar: Winnetka: 76 homes have sold year-to-date 40 homes sold over the list price (53%) 10 homes sold at the list price (13%) 26 homes sold under the list price (34%)
Wilmette: 120 homes have sold year-to-date 60 homes sold over the list price (50%) 15 homes sold at the list price (12.5%) 45 homes sold under the list

Here is What Sold in Your North Shore Village in July 2022Nationally, changes are happening a bit faster than here on the North Shore. These changes include price reductions, increased market times, and contracts falling through. In other words, the usual. In spite of these changes starting to occur here, the numbers from July 2022 were very strong. Of course, these statistics are lagging indicators since they went under contract several months ago.
