Recently, one of my clients got real lucky when they went to buy some kitchen cabinets.  Instead of making a huge commission and keeping their mouth shut, the salesman advised my clients that they should talk to another department at the county.
You see, what had happened was my clients were looking to have a daycare in their basement and was given the green light on that as long as it had its own kitchen since there was going to be more than 5 children in this daycare. You read the MLS and it says "REMODELED". It has an amazing price and you call your buyers who get excited and head over to meet you before anyone else has a chance to put an offer in. Now, things get exciting. The house looks amazing, so you put in an offer, it gets accepted and then you order the inspection.

remodeling: Don’t get held hostage on your home repairs - 06/19/08 05:28 AM
This is a warning to anyone hiring someone to do work on their house. I had a client of mine hire a "NON-LICENCED" contractor to do some work on their home about six months ago.
What happened is this "contractor" required $500 down before they started the work and the remaining was due within one week of starting the project. Well, it has now been six months and I bet you already know what happened the day they got their money. They didn't come back and finish the work and now my clients have a half done bathroom and kitchen.

One of my clients has had to walk away from two different homes now, because the inspector found remodeling done by the home owner that was not only not up to code, but in some cases just plain dangerous.
Both these homes had non-permitted additions that had mold because of too little ventilation, and sagging roofs because no support beams were in place. A 1000 sqft addition had no upgrades to the electrical panel, just spliced wires. In one of the homes the addition was powered by two extension cords taken through the wall.

I know you have all seen it. You drive into a neighborhood and there are all these house that look about the same. Then there is this one that looks like a castle that has been misplaced. It has been added on to, it has had the best landscaping money could buy. But it just doesn't look right in the neighborhood
