Broker Price Opinions ("BPO's") are making a strong come back due to the change in market conditions. Many servicing companies, 3rd parties that service mortgages for the note holders, maintain values for their portfolios by running an Automated Value Model ("AVM") algorithm or ordering a BPO directly from an agent. BPO's are considered a soft appraisal and are normally conducted by a licensed real estate agent or broker. This is where many agents and brokers start making their first mistake and continue the same process of time wasting procedures.
