Right now the inventory of homes for sale is the Las Vegas Valley is below normal.. Banks are holding onto the foreclosures and slowly releaseing them. Buyers are going insane trying to purchase a home. With so many offers on each property I'm beginning to see buyers back down and settle with renting a home for awhile. It doesn't mean they're out of the market to buy but they are becoming more patient and accepting the idea that the market possibly just needs to start balancing itself out. Unlike the rest of Las Vegas, age restricted communities are not being hit so hard by the foreclosure crisis. I'm sure most of you know why but for others who are curious. One of the main reasons is that the generation of people moving in are paying cash or actually putting money down on their loan. So anyone that lives in Summerlin is feeling the crunch of the traffic issues related to the road construction around the Summerlin area. They have been working on the Far Hills exit all summer. They have added a new exit on Lake Mead which travels through some of Sun City Summerliln. Many residents didn't want the exit running through their neighborhood and said that when they purchased they were not aware of the exit being a possibility. Anyway, it runs through. Summerlin has been growing in leaps and bounds for years. Things have slowed down in Summerlin just like the rest of the Las Vegas valley. My concern is one for many people to ask themselves.. Summerlin has what is calll Summerlin dues. It's a monthly fee that pays for landscaping, parks and many other wonderful amenities. It depends on what part of Summerlin you're living in will deceiver how much you spend a month. The estimated number is 943 this includes resales, foreclosures, REO''s and short sales.These properties are town homes, condos and single family homes. This is just an estimate because the number is changing hourly.
