First Quarter home sales are in the books and prices are going up! Inventory is still playing a big part in the Northern Colorado real estate market. From $350,000 and below it is very active. Unfortunately for buyers, they are getting disappointed when they can’t get a home under contract due to multiple offers. For existing homes, the Loveland–Berthoud quantity of homes sold over last year is up 8%. Fort Collins-Wellington is down 7%, Greeley/Evans is up 10%, and Windsor is up 18%. The 2010 Optimist Travelogue films are well on their way. The films are shown at Loveland's Thompson Valley High School, Price Auditorium. All shows are on Saturdays at 7 p.m. Single admission tickets: adult $8, senior & student $7.50, and family $16. So far our tour has taken us to "In Search of Shangri-La" with presenter Buddy Hatton in person. This "land of sacredness and peace" at the foot of beautiful of snowcapped mountains in Tibet has just been opened to visitors in the last 5 years. Wow...Loveland Colorado makes it again. The US and World Report magazine has Loveland as the 7th best place to live. The article says Loveland is considered the Gateway to Rocky Mountain National Park. The 27 public parks, 16 miles of recreation trails, and 300 pieces of public sculpture help make Loveland a best place to live. Compared to the rest of the country, the resale housing market last year could have been a lot worse here in Northern Colorado. Unfortunately new construction fell right in line with everywhere else. National builders have not returned to Northern Colorado. The small builders that are still around are liking that very much. The following table shows how 2008 compared with 2007 for residential single family homes (resale and new construction) in each market area.

Wow I just read an article that Loveland and Fort Collins area residents rank 7th in the nation of mid-sized metropolitan areas.The Corporation for National and Community Service study said that about 40.2 percent of the residents volunteer their time. Boulder ranked 26th and Greeley ranked 34th. Colorado as a whole is ranked 17th with 31.9 percent volunteer rate.
