Lakes Region of NH Waterfront Report - October 2013 There were fifteen waterfront homes sold in October 2013 on Lake Winnipesaukee at an average price of $1.1 million. There were eight sales over the million dollar mark with one exceeding the $2 million price tag. That’s a pretty good month in anyone’s book. This brings the years total thus far to 118 sales at an average price of $945,118 compared to 103 sales at $1,056,837 for the first ten months of 2012. That’s a 14% increase in total sales but a drop of 10% in the average sales price.

There were twelve drummers drumming and twelve waterfront sales on Winnipesaukee in November! Maybe ten lords were leaping to get their checkbook and two of the nine ladies that were dancing paid cash? The average sale price came in at $645,917 with a median price point of $587,500. There were eleven pipers standing out on the Meredith Town Docks piping away about the eleven month sales total of 115 transactions at an average price of $1.013 million. There were ten Winnipesaukee waterfront homes that changed hands in October at an average sales price of $1.444 million with a median price point of $872,500. That brings our total for the year to 103 transactions at an average sales price of $1.056 million compared to 87 transactions at $1.057 million or the first ten months of 2011. That's a 19% increase in the number of sales which I would say is pretty good considering the state of the economy.

As I reported last month, waterfront sales on Winnipesaukee were up for the year from 96 units in 2010 to 107 in 2011 for a solid 11.5% increase. Will 2012 be another big year for waterfront sales in the Lakes Region? We certainly hope so! Well, January of 2012 started out with five waterfront sales on the big lake which was the same as January of last year. The average sales price came in at $1.118 million which was just under the $1.17 posted last January.

August was a great month for sales on Lake Winnipesaukee.
There were:
• Eighteen waterfront sales at an average price of $827,589.
• They sold at an average of 97% of their assessed value
• They sold at an average of 91% of the asking price.
• The highest sale was $1.669 million.
• There were 6 sales over $1 million.
Last August there were 14 sales on the big lake, but the average sales price was bit higher at $1.1 million. Six of those sales were over the $1 million mark as well but a $3.1 million boosted the average sales price. Anyway, … (0 comments)

There were ten waterfront sales during the month of July, 2011 on Lake Winnipesaukee at an average price of $1.223 million. That’s up from the six sales on the big pond last July at an average price of $955,333. Half of the sales for both months were over the $1 million mark but this year’s average was bumped by a nice $3 million new construction sale on Governor’s Island in Gilford. Yeah! Summer is really here. The temperature is heating up and it finally feels like it is lake weather. It’s time to get out on the boat and enjoy it. There were twelve waterfront sales sales on Winnipesaukee in June which is a 50% increase over June of last year. That’s pretty encouraging! And there were some large sales, too! In fact ten of the twelve sales were over the million mark. There were three sales in the $2-3 million range and one over $4 million. There were 77 residential home sales last month in the communities listed in this Lakes Region real estate market report. That’s down a bit from the 88 sales last June. But the average sales price came in considerably higher at $476,304 compared to $292,586 in June 2010. The higher average seems to have originated from a strong month in Moultonborough where seven sales closed in excess of $1 million. Not a bad month there with 19 sales at an average of $1,072,761! February was a pretty good month for waterfront home sales on Lake Winnipesaukee with six propertiessold at an average price of $467,667. The monthly sales average was low because there were no million dollar sales last month. Last February there were only three sales on the lake, and two of the three sales were over the $1 million mark so the average was considerably higher at $1.248 million.

December 2010 turned out to be a very strong month for waterfront sales on Winnipesaukee with nine waterfront properties exchanging hands compared to just four last December. The average sales price came in at $1,306,044 which is up just slightly compared to $1,288,750 last December. All nine sales were mainland properties which really isn't surprising as it is a bit difficult looking at island properties this time of year. The great news is that in 2010 Winnipesaukee waterfront sales were up 26% over 2009.
