Sacramento Property Management, Serving Natomas, Sacramento, Elk Grove, Land Park, Greenhaven/Pocket, Roseville, Rancho Cordova, North Natomas, Downtown and Midtown. In general it seems to have been a bit slower this month than in October but December seems promising. Inventory stalled a bit and we are hovering around a 30-45 day net exposure. Rental values have maintained themselves with no noticeable bumps as seen in September and October. I think the current conditions may be seasonal and not long term. The City of Elk Grove has changes their procedure when it comes to garbage service and billing. Effective July 2010 occupants of rental properties need to create a service account by showing ID and paying a $100 deposit. This would especially be of interest if you have a tenant responsible for utility charges. Failure to create the required account and/or keep your billing current will cause your service to be terminated which immediately causes a legal action by the city. April 2010 the City of Elk Grove adopted a new ordinance requiring all rental properties to be registered with the city. Rental registry consists of submitting the registration form and paying a one time$10.00 processing fee. Failing to do so will prompt Elk Grove Code Enforcement to follow up. elk grove rentals: Elk Grove rental market

My primary areas of Managing Rental Properties have been Natomas, Land Park, Greenhaven, Pocket, Sacramento and Elk Grove. Elk Grove seems to be doing well for now. The area is not inundated as it once was with vacant property and for rent signs. Now things have somewhat settled and their is actually less availability overall from what we can see. Now this has not really offered a gain in rental income but I have noticed a slight increase here and there. If conditions continue as they seem to be coursed now, we may be looking at some much needed improvements in rental values … (0 comments)
