If you were appraising this house, would you make the assumption that the highest and best use is the current use? Of course, you would need to know location, zoning, condition, surrounding buildings, etc.... but....
This renowned piece of Portland architecture was torn down to make way for additional church parking in the 1950s. The chances that I would have determined the highest and best use for this lot (regardless of where it was located) would be a parking lot would be slim to none. It's been a while since I surfed through Active Rain to find some rogue appraisal blogs, so here is the latest (up to 9 months old... too old for a comp these days, btw) and greatest! It was nearly two years ago that I happened across a little real estate blog site called Active Rain. I was immediately hooked, but there was not an appraiser's forum to be found at the time and so I thought it might be fun to start one of my own. I see that this post (if I hurry and type it up) will be post #500!
