What do you think? Do these pictures actually help sell the house? Or should they have been left out of the listing details?

Agents, if your listing photographs don't turn out as well as they should, do you upload them anyway, or do you leave them out and go back later to take better ones?


It may not be worth your time to return to take better pictures if the house sells right away. This one hasn't.

This home is in one of my favorite neighborhoods in San Antonio: Northwood. And now it has happy new owners!
It had been well maintained, but  there was carpet over the wood floors and original 50's tile in the bathrooms. The Florida room was an enclosed patio with another screened patio next to it. I have been posting an ad on Craigslist for one of my properties for rent since June. Last week, it was suddenly flagged for removal four times. The email from Craigslist said that it could have been an accident, and I should feel free to repost. I feel for Tammie, trying to compete in the Nashville market when this sort of thing is allowed by her MLS. Two years ago, the San Antonio MLS started to show not only the days on market for the current listing, but the cumulative days on market. Agents can look up the price history of the recent listings and who the agents were. Home buyers can see that if the the cumulative days on the market are very high, they might have some leverage on the price. Perhaps I am an oddity in Texas in that I do not like country and western music, at least nothing that's been released since the 1950s. So when I'm showing homes in which the sellers have tuned into a country and western music station on their television, I don't exactly revel in the ambience. I work very hard to help my clients get their home ready for showings, in addition to staging, and topnotch marketing. But Don's post reminds me that I need to discuss these other issues in more detail with my clients, too.

Recently, I have been on the hunt for a third rental property for one client and the next home for another client to remodel. In the process, I have looked at literally hundreds of listings on the MLS. And in more than a few, I have found photos that raised more questions than they answered.

marketing listings: Friday fun! Advertising a listing on the MLS with lots of--okay, four--photos - 10/09/09 05:04 AM
I found a link to the MLS from a couple of years ago, when I posted my first blog about bad MLS photos and agents' descriptions of their listings. This listing went to another agent after 331 days on the market.
In those days, before the local board changed the MLS system for the third time since I became a member, the links lasted a month. Now they last maybe two weeks. Since I didn't want anyone to miss this opportunity to see the photos from this listing, I grabbed the photos and made a Real Estate Show out of them.
