The slowdown continues, with just one new condo listing and one unit going into escrow. As for houses two are back on the market and one went into escrow. As I said last week, its common to have a slowdown at the end of summer and although it may be the natural rhythm of the market, it’s never welcome. After all, what real estate agent and seller doesn’t love a hot market? Buyer, maybe not so much as they like to have time to pick and choose. princeville real estate: Kauai 2013 June Market Statistics - 07/03/13 12:20 PM

Aloha,
Jun 13 outperformed Jun 12 by 15%, with 98 sales compared to 85 for the previous Jun. There were slight increases in residential, which went from 32 to 40 sales and in condos which had 36 sales in Jun 12 moving to 42 sales for his Jun. Going back 6 years to 2008, this is the highest number of sales for the month. The low was 09 with only 43 sales. Jun 12 was the next highest.
For year to date, we remain solidly ahead of the game, with 494 sales as of the end of Jun compared to 436 … (0 comments)

It was another busy condo week, with four new listings but even more impressive were the six sales. Houses were a bit on the slow side with only one recorded sale for the week. As of today, there were 98 sales in June = a significant increase over the 85 from Jun 12. There still may be a few more sales input into the system on Monday but in any event, we have a 15% increase at a minimum. Here is last week’s activity:

The real estate market, especially condos, remains strong here in Princeville. In fact, Islandwide condos are strong with a total of 7 new listings and 14 that went into escrow just last week. It was another beautiful week with a brief period of showers this weekend. We were under a flash flood watch Saturday and told to expect heavy thunderstorms but escaped with minimal rain instead. Real estate has been keeping a steady pace, with houses even starting to move. A total of 21 properties Islandwide went into escrow while 37 closed escrow. Is the market moving? Yes, I think so. princeville real estate: Kauai 2013 March Market Statistics - 04/02/13 11:29 AM

Despite doubts from the naysayers, I’m still of the opinion that things are on the upswing and will continue to go that way. Now that’s not to say that there won’t be plateaus and the occasional well priced foreclosure or short sales, but I am seeing more and more “regular” properties come on that are selling very well. This past Mar 13 had a total of 73 sales, which is a 9% increase over Mar 12 with 67. Going back 6 years, there was only one Mar which had more sales, a total of 75, which was Mar 11.

Happy Easter! Although it looks nice and sunny today, overall it was another wet, windy and c–o–l–d week. Ask anyone – temps in the mid 50′s at night is cold here. Throw in some gusty winds and driving rain and you’ll see us all in jeans, sweatshirts and jackets- big puffy jackets. Yes, we may be wimps be we’re warm wimps.

Feb 13 didn’t outperform Feb 12 in terms of number of sales, coming in with exactly the same number, which is 61. Residential was down slightly with 24 sales compared to 35 last Feb, while vacant land shot up from 6 to 13. Condos remained steady rising just one digit going from 20 in Feb 12 to 21 in Feb 13. Three commercial properties sold compared to none for last Feb. Within the last 6 years, only Feb 11 had more sales with 64 while the low was an amazingly low 26 in Feb 09 – so we are making … (0 comments)

We’ve continued to have a mixed bag of weather this week, at least up on the North Shore. My hubby was on the westside early in the week and he reported blue skies and sunshine. However, on this end it’s been a sun out, sun in, clouds, rain, blowing horizontal rain then sun out, sun in, etc throughout the day. Definitely cold too by Kauai standards. No, I don’t expect any sympathy given what is going on in the mainland but still – all the locals are bundled up in sweatshirts and jeans.

Valentines day is near and if you’re lucky enough to be on Kauai, there are many, many romantic/exciting things to do. First choice is often a nice restaurant. You have quite an assortment from the Dolphin Restaurant or Postcards in Hanalei, to Duke’s at Kalapaki Bay or Roy’s or the Beach House in the Poipu area. There are many great restaurants here but they book up quickly so don’t wait too long.
