One Steamboat Place luxury ski in, ski out condos It’s been an interesting year for high-end home sales (over $1,000,000) in Steamboat because the luxury market isn’t as robust as its been in past years. Typically, 10-15% of pending sales are for homes priced over $1M, but this year luxury homes only represent 6-7% of pending sales. I have a few theories why our high-end market is soft, but you’ll have to call to find out what they are. Notable Steamboat Springs luxury home sales over $1.5M for September were: $2,999,000—Steamboat Springs luxury home at Catamount Ranch– 34310 Brady Trail – 6 Brm 6.5 Bath – Built in 2004 – 8,192 SF Living Area on 8.44 acres. It was listed for $3,057,900 at the time of sale, down from the peak listing price of $7,500,000 in 2007. $2,245,000 --Mountain View Estates– 0657 Meadowbrook Circle – 5 Brm 5.5 Bath – Built in 1998 – 4,917 square feet of Living Area on .56 acres. Steamboat Luxury Home Sales in September 2010 Catamount Ranch Three Steamboat luxury home sales closed last month, including a Catamount Ranch bank-owned property that closed at 98% of the current asking price. There are 15 Steamboat properties above $1M currently in escrow. The majority are Steamboat condos and townhomes although 6 are single family homes in some of Steamboat’s more popular luxury neighborhoods like Anglers Retreat, Old Town, and Strawberry Park.
