It’s been an interesting year for high-end home sales (over $1,000,000) in Steamboat because the luxury market isn’t as robust as its been in past years. Typically, 10-15% of pending sales are for homes priced over $1M, but this year luxury homes only represent 6-7% of pending sales. I have a few theories why our high-end market is soft, but you’ll have to call to find out what they are. While some market segments are red-hot with multiple offers (like the under $350,000 entry level market), Steamboat luxury buyers are still able to negotiate prices and terms.
In the first half of 2015, 29 homes sold for over $1,000,000. Interestingly, 10 of the sales were ski in-ski out condos at One Steamboat Place. OSP is closing out their developer inventory and negotiating nice deals for buyers looking for ski-in, ski out luxury condos. Over $52,000,000 in real estate has closed with an average sales price of 93% of the list price.
