colorado: What would you do if you met a Big Bank Executive Face To Face? What if it was the Executive in charge of the Loss Mitigation Deptartment? - 03/02/10 04:31 AM
I can't begin to tell you how many Short Sale Deals I have had that have fallen through for spurious reasons given by banks. I also cannot repeat some of the words I have used or feelings I have expressed toward those banks. I do not hold them completely to blame for the crisis we are in, but I hold them somewhat responsible. These people are the most impersonal and hard to deal with people that I have had contact with. I would rather deal with gangsters on the streets of LA sometimes before having to reason with these creeps. They … (2 comments)

colorado: What benefits have you received from Realtor.com? - 03/02/10 04:02 AM
I was on Realtor.com today looking at news and any information that may be helpful to me today. While I was on there I was thinking to myself, in all of the years that I have paid my Realtor dues, what benefit have I really received if any? The short answer is I don't recall any benefit whatsoever. If I think about this to much I will get really frustrated.
I know that some on Active Rain are firm believers in being a "Realtor" I wonder if you could take the time to tell all of us why we pay dues … (46 comments)

colorado: Rich People are Evil. Let's send them all to Jail. - 03/01/10 02:12 AM
Class warfare seems to be an interesting topic for dicussion. Why do people hate the rich and feel that they should pay more than their fare share? I am in no way rich, but I have no bitter feelings toward those who are more successful than I am.
Interestingly enough, from what I gather from observing various interviews with the "common" man on the street. There seems to be this strange thirst for the government to solve all of our problems. When they are asked who should fit the bill, they respond with the rich should. What would happen if those … (4 comments)

colorado: Did your licensing fees increase in your state? This is getting out of Hand! - 03/01/10 01:47 AM
In the supreme wisdom of those at the Real Estate commission in Colorado and because of the significant decline of real estate agents in this state. The state decided they would double and triple our licensing fees to make up the difference. I wonder if there was any thought of maybe laying some of the people who worked at the commision. It seems reasonable to me that since there are significantly less agents and that there would be less people to keep track of and then less work, right?
When will "The People" say enough is enough and demand that government … (2 comments)

colorado: Say NO to Real Estate Certifications. What is the point really other than taking our money?? - 03/01/10 01:08 AM
I am currently working on completing my GRI and I am a couple of transactions away from getting my CRS. I currently have my CDPE (Certified Distressed Property Expert) certification. Hopefully none of this is interpreted as bragging as that is definitely not my goal, nor is it my point.
Here is my question, what do we stand to gain having all of these certifications? Have any of you in the community received a referral because of them? Have you had a client say, I those you because you were a GRI or a CRS or whatever certification impressed them? I … (12 comments)

colorado: What will it look like to be a Realtor 10 years from now??? - 02/26/10 04:09 PM
I was thinking about my Real Estate business today and I asked myself this question. What will it be like for a Realtor 10 years from now? Things are changing so fast in our industry it makes me wonder if it will even be worth the effort of working in Real Estate. I wonder if people 30 years ago asked the same question. I have to believe that the business will still be a personal business. Even though people begin on the Internet, they still end up working with one of us one on one in the end.
Do you believe … (8 comments)

colorado: 150 to 300 Unique visitors to your website a day? Is that possible? - 02/26/10 09:08 AM
Last year I invested a significant amount of money in my website. Most of the money and work was focused on SEO (Search Engine Optimization). By now, most of you are very familiar with this term and may have spent a fair amount of money yourself. Let me being by telling you that there are many people and organizations who hound us daily with their telemarketing nonsense. Telling us that they can help us close more deals and get us more clients. How many of you are sick and tired of being called by the lead generation companies? I am hounded … (0 comments)

colorado: What will happen to you when the tax credit ends? - 02/26/10 08:31 AM
Realtors,
It has been a very long time since I last posted, mostly because I have been very busy last year. I had close to 25 transactions last year, many of which were motivated buyers trying to capitalize on the 8,000 dollar government tax credit. I have to say that I think it was a wise move on the governments part and I think it was great for the real estate industry and related industries in general.
Here is the question I have for everyone. Has the tax credit made us lazy and has it cramped our style? Before the tax … (3 comments)

colorado: The Government to seize more power. Realtors, when will enough be enough??? - 06/16/09 03:07 AM
Realtors, It seems that the government is on it's latest thirst for power. They are proposing new governmental rights to seize more financial institutions that "Pose a risk to consumers". Government Power Grab Article
I need to know if any of you are uncomfortable with the unquenchable government seizure of private institutions. Do you really want these companies to be run by politicians whether they be republican or democrat? Democrats, you have your people in power till the next election and in the meantime democrats with benefit, it is the way of all politicians to reward the faithful. What happens if … (8 comments)

colorado: Down with FHA... I have had about all I can stand!!! - 06/16/09 01:47 AM
Yesterday I had another incompetent FHA appraiser screw up one of my deals because of loose carpet, and a missing rod in a stairway banister. Not sure if the deal is going to close on time or not or at all for that matter. The government has once again prove that whatever they touch just gets worse. I am not the only agent having these issues, I have heard some doosies about FHA appraisers screwing things up for ridiculous and inconsequential reasons.
When will we realize that the government is only capable of doing a few things well. The rest of … (9 comments)

colorado: No Turning Back Now, Have we reached a point of no return? - 06/11/09 09:30 AM
It is amazing to see how close this country is to all out Socialism and most of us either do not care of don't know what to do at this point. I find it amazing that we are creeping up to a national unemployment rate for 11 percent before the year is over. This is a much higher rate of unemployment that the Carter administration and yet the media seems to report a 61 percent approval rating. The congress (which is completely controlled by democrats) seems to get away with blaming the Bush administration, but in January it was below 8 … (12 comments)

colorado: Are you working on this Certification? - 05/07/09 02:41 AM
Ok, I am officially back in the blogging saddle again. I am not going to get booted off this time. This time I glued myself to the seat so I can't be bucked off.
This year is my year to get some serious certifications completed. Are any of you feeling the way I am feeling about certifications? I really feel that certifications give me a great refresher and in addition to that helps boost my resume if you will. When I was in IT I was certified to the extreme, MCSE, A+, ITIL and so on. It seems that I cannot … (9 comments)

colorado: Stop being an Extremist - 04/20/09 09:49 AM
Well, my Active Rain vacation is over and now the Prodigal son has returned. I would hate to lose my ranking in Colorado, so now I will continue to be faithful again.
If it is any consolation, I have been doing well and for that I am grateful. It is truly amazing how difficult it is to get back into a blogging groove, but I will start with a short and sweet blog to show my initiative.
What are some of the things you do to get back in the stream of things? What is the longest amount of time that … (5 comments)

colorado: Have you ever heard of Market Leader? The absolute best lead generation hands down. - 03/29/09 05:37 PM

What if ever week you had 3+ warm leads to follow up on. What if they were buyer leads? This has been my experience with Market Leader thus far. The people coming to the site they created for me do not have to put in their phone numbers but almost all of them do now. It is simply amazing. My question for you is this? Have you talked with anyone from Market Leader? Was your experience dealing with them as positive as mine has been? Jennifer Lew has been superb and is always promptly responding to my questions. It is … (13 comments)

How the Economic Stimulus Package might influence your buyer's Real Estate decisions.
The Economic Stimulus Package passed by congress dedicated $6.6 billion dollars to the incentive for first timehome buyers. First-time home buyers who buy a home before December 1, 2009 will receive up to $8,000in a tax credit. This might be just what some buyers need to decide to buy. The housing market already favorsthe buyer, with lots of inventory to choose from, sellers who are willing to negotiate and home prices which aremore affordable than they’ve been in years. The National Association of Home Builders are hopeful, that thetax … (1 comments)

colorado: Fees Triple for Real Estate Agents - This is a must Read. - 03/25/09 08:54 AM
This may be old news for some, but The Real Estate commission in Colorado recently tripled our fees from 100 to 300 dollars.

Here is the reason they Give:
New Fee Schedule Background"The Division is cash funded and does not receive any subsidy or other appropriation from the State GeneralFund. As a cash funded agency, statute requires the Division to adjust program fees to generate sufficientrevenue to cover costs. In Colorado, all real estate program costs are 100% cash funded. The Division of Real Estate has been able to keep fees low for the past several years. However, the Divisionhas experienced … (5 comments)

colorado: What if Real Estate ran like Corporate America did? - 03/25/09 08:15 AM
I am so very grateful to be a Real Estate agent and self employed. Could you imagine what our Real Estate careers were like if we imitated Corporate America. Could you imagine scheduling numerous meetings throughout the work week with your clients where you discuss absolutely nothing? Not sure we would keep our clients for very long. What if 7 different people in our office sent the same e-mail or memo to our client telling them some useless piece of information?
Have you ever seen the move "Office Space"? Those of us that came from Corporate America were able to laugh … (8 comments)

colorado: Who wants to be a Millionaire? Should this even be a goal of ours? - 03/25/09 04:25 AM
I often reflect on my reasons for making money as a Real Estate Agent. I can tell you that my main reason for making money is not to get rich, although if it happens I will not turn it away. My main reason for making money is to do good. Good like supporting my wife and children and giving to those that are in need and most of all giving a share back to my God and Savior.
I sometimes wonder what would happen if we as a people gave more, especially us Realtors who sometimes do really well from a … (5 comments)
