real estate: The Wave of Foreclosures is Coming. - 03/19/12 08:00 AM
In one of my recent blogs I spoke of foreclosures declining and how this was a blessing for some and for others the lack of homes for sales inventory was a hardship….looks like there’s about to be a “vice versa” on these standings:

This article gives some specifics as to why an increase in foreclosures has been predicted and looks pretty imminent - http://www.thenichereport.com/breaking-news-2/foreclosures-decline-year-over-year-set-to-heat-back-up-with-huge-mortgage-settlement/

Pride of Ownership
How to attain it

I know many people have been discouraged by the past several years we’ve had in the market, but the truth is that the American Dream is still to own your own home. Having Pride of Ownership is still a prized goal in this country.  Sure there will be a couple other goals in between, college, getting a good job, finding that right someone and settling down. But tied up in this mess is the want and need to no longer have to write checks to a landlord, you’re now free to call … (2 comments)

real estate: A Way To Help Improve Housing Market Values - 03/07/12 07:19 AM
With the regularly changing housing market Listing Agents need to be smart about pricing a house for sale.  Doing comps within proper radius is important but what if there are no comps within a 1 mile radius?
Every now and then with the Seller/Owner I’ll have to “eat crow” and rapidly correct a price on a home…. for instance, I just made a PRICE REDUCTION to $210,000 on 438 Bosley St in Santa Rosa!  It's definitely a fresh opportunity to get into this remodeled 2/1 home with a modern kitchen yet vintage feel & look with a big yard and … (2 comments)

real estate: Loans Revisited: Hard Money or Private Money - 02/28/12 05:56 AM
“HARD MONEY” OR “PRIVATE MONEY” LOAN REVISITED

There are several types of loans you can use to purchase or refinance. This applies whether you are buying a home to live in, a home to rent out, or a commercial building. They include the standard 30 year fixed rate mortgage, the government FHA/VA loans, a commercial property SBA loan, or a Private Money loan.
Private Money is borrowed from private individuals. I bet you’veborrowed money from a relative. That was a Private Money loan, likely unsecured. It wasn’t from the bank or some other institution. Most private money lenders/investors lend money through … (0 comments)

2012 Has Been Good So Far!
A Hopeful Message From the Press Democrat

As a part of my morning ritual I always peruse the Press Democrat for good news about the market. And this morning it yielded several gems about Real Estate specifically in Sonoma County and California in general. According to two separate articles home sales in Sonoma County got off to an “uncharacteristically strong start in January” with a huge increase in both completed sales and in signed contracts. This is tied into the second article all about foreclosure activity in January.
Okay, so here are the statistics from … (2 comments)

real estate: Great Real Estate Tip - 01/20/12 06:36 AM
Came across an interesting tip I thought I should pass along.  It could give you and/or referral partners more customers: Contact the sellers of the home that you are processing/doing a purchase transaction on.  Could be your best potential prospect as highly likely they will want to find another home to live in. Your purchase agreement has the name of seller, home address, phone number and could be the simplest call that gets you your next homebuyer/borrower/referral – you’re the one doing the work to get their home sold!
