There are 3 Active Listings in Shipps Landing I with an average list price of $781,667 and averaging 129 days on the Market. There are 2 Active Listings in Shipps Landing II with an aveage list price of $830,000 and averaging 240 days on the market. The Plantation is situated just a short walk to Marco Island's South Beach Entrance.  When you reach the south end of Marco Island, you reach the area that is quiet and more relaxed, yet has some very chic condos along the beach.  The Plantation is an older more classic building with fishing pier, tennis and pool.  Greeted by an elegant gate, ensures privacy for its residents.

It is a great day here on Paradise!  There are a couple boating condos that I really like here on Marco Island, one of wich is Camelot with its wonderful water views....  
At this point there are now 3 Active listings which affects the average list price to $799,000 and reduced from my previous report.The average days on market is 130.  At this time there are no pending listings or closed sales for 2006.Overall waterfront condos there are 216 units for sale ranging in list price from $245,000 to $1,750,000

Last month's update was encouraging in the Gulfview. 
The good news this month is that 5 listings expired and did not go back on the market in the GulfviewTwo properties were withdrawn and not put back on the market.    The two listings that went pending in October, went back on the market in November7 New listings came onto the market bringing the total active to 22 with an average list price of $852,804With the new inventory it has brought the price reductions needed in this building to correct levels on 8 units.  Still high, but moving in the right direction.Average Sold price … (2 comments)

Additional information on the Margurita Club can be seen in my prior posts.   This is a unique boating community and the low density in this 1983 built building make it desirable.  The condo has a great reserves and has been upgrading over the past year.
There are currently 4 listings with an average list price of $570,875 with an average of 241 days on the market.

Many times I am asked should I purchase a wood framed home in Florida?  There are lots of questions surrounding wood framed homes and I think it is important to share some of the information that I have gathered over the years. 
I showed a wood framed house yesterday to a prospective buyer.  They got extremely nervous about it because of the risk with termites and their belief that these homes are not "hurricane proof".  Bottom line is even CBS homes have wood in them, they are less resistant to termites because they have less wood in them.   One thing worth noting … (11 comments)

Thursday afternoon on Marco Island and nothing to do?  Well why don't you tour a few open houses?   Yes you read that correctly on a Thursday!   Marco Island Realtors who can't get their properties on one of the spots for the Friday Realtor Tour - PITCH PLUS, can open their homes between 1-4pm and the Board of Realtors will place an advertisement in the paper with all the houses open.

Rich history from the Calusa Indian civilization with the 15 shell mounds that remain on the Island to the pirates and entrepreneurs who settled the area.  The island was originally named after Captain John F.
